Location: Brooklyn, NY (Main Office) — with Regular Travel to Project Sites Throughout New York City

Position Type: Full-Time, In-Person — Office & Field-Based (No Remote Work)

Salary Range: $100,000–$180,000, commensurate with experience

Reports To: Ownership / Project Executive(s)

Team Oversight: Supervises APMs and field supervisors, coordinates subcontractors and union trades

AWL Industries, Inc. is a mechanical and general contracting company with nearly 50 years of experience serving the New York metropolitan area. AWL specializes in HVAC, mechanical systems, electrical, plumbing, building automation, and general contracting for a wide range of public-sector clients throughout New York City.

Due to continued growth, AWL is seeking a highly experienced Project Manager to lead large-scale public-sector construction projects, including projects with contract values exceeding $10 million.

Position Overview

The Project Manager is responsible for the technical and financial execution of AWL's public-sector construction projects — from preconstruction through procurement, construction, billing, commissioning, and closeout. This role requires strong technical knowledge of HVAC and mechanical construction, along with the leadership and business acumen to manage project schedules, budgets, subcontractors, union trades, and client relationships on complex, high-value public works contracts.

The Project Manager acts as the primary client-facing representative, owns project profitability and billing performance, mentors Assistant Project Managers and field supervisors, and ensures public-agency contract compliance throughout the project lifecycle.

Key Responsibilities

Lead and manage multiple public-sector construction projects from preconstruction through procurement, execution, and closeout, ensuring timely, budget-compliant completion.
Develop and maintain project schedules, budgets, and labor/material forecasts.
Conduct regular site visits, inspections, field verifications, and project walk-throughs, and attend project meetings with clients, agencies, and internal stakeholders.
Prepare, negotiate, and manage subcontractor and vendor agreements, and coordinate multiple union trades.
Oversee procurement, equipment releases, and delivery tracking, and review and approve shop drawings and submittals.
Prepare, price, and submit RFIs, change orders, and scope clarifications, and track approvals and project impacts.
Monitor project profitability, billing cycles, and cash flow performance; submit monthly payment requisitions and follow up on receivables.
Collaborate with the accounting department to ensure accurate progress invoicing and billing.
Review daily field reports and delegate and track their completion.
Prepare regular project status reports and meet with senior management to discuss project status, issues, and upcoming tasks.
Mentor and lead Assistant Project Managers and field supervisors.
Act as the primary client-facing representative, professionally representing AWL in all interactions with clients, agencies, vendors, and the project team.

Required Qualifications

Bachelor's degree in Mechanical Engineering, Construction Management, or a related field, or equivalent hands-on construction project management experience.
Minimum of 5 years of experience managing construction projects in the NYC public works sector (e.g., DASNY, SCA, DDC, DEP, or similar), with a strong background in HVAC and mechanical scopes.
Experience managing public works contracts exceeding $10 million.
Strong knowledge of HVAC systems, construction drawings, specifications, and MEP coordination.
Familiarity with public-agency contracts, change-order procedures, and agency protocols.
Strong leadership, communication, and problem-solving abilities.
Proficiency with project management software and Microsoft Office Suite.
OSHA 30 and NYC DOB Supervisor Site Safety Training (SST) Card, or ability to obtain prior to start.
Valid driver's license and ability to travel between project sites throughout New York City.
Flexibility to work evenings, nights, and weekends as project demands require.
Experience mentoring or supervising Assistant Project Managers and field supervisors.
Experience coordinating multiple union trades on active construction sites.

Work Environment

This is an in-office and project-site-based position based out of AWL's Brooklyn office, with regular travel to active public-sector construction sites throughout the New York City area. Evening, night, and weekend work is required as project schedules and public-agency requirements demand.

Compensation & Benefits

Base Salary: $100,000–$180,000, commensurate with experience
