Commercial Build-Out Construction Technician
Position Summary
Quasar Management is seeking an experienced Commercial Build-Out Construction Technician to complete commercial tenant improvements, remodels, repairs, and interior build-out projects.
This position requires strong multi-trade skills, independent problem-solving, careful project execution, and the ability to complete work according to project plans, specifications, schedules, and quality standards.
The technician is responsible for inspecting completed work and confirming that installations and repairs are safe, functional, properly finished, and ready for customer use.
Compensation
Pay range: $20.00–$35.00 per hour, depending on experience, skills, and qualifications.
This is a full-time, hourly, nonexempt position. Overtime will be paid in accordance with applicable law and company policy.
Essential Duties and Responsibilities
Commercial Construction and Build-Outs
- Complete commercial tenant improvements, remodels, renovations, and build-out projects.
- Construct, modify, and repair walls, ceilings, doors, windows, trim, cabinets, and other building components.
- Frame interior walls and install insulation, drywall, doors, hardware, and finish materials.
- Hang, tape, finish, texture, patch, and repair drywall.
- Prepare surfaces and complete interior and exterior painting.
- Install or repair flooring, baseboards, trim, fixtures, shelving, cabinets, and related finishes.
- Perform demolition and properly remove construction debris.
- Read and follow blueprints, drawings, specifications, work orders, and project instructions.
- Measure work areas and determine necessary materials, equipment, and supplies.
- Coordinate assigned work with property managers, tenants, vendors, contractors, and other technicians.
- Protect occupied spaces, customer property, flooring, furniture, equipment, and finished surfaces.
Multi-Trade Work
- Perform minor plumbing work, including repairing leaks and installing or replacing approved fixtures and components.
- Perform minor electrical work within legal and licensing limitations, including replacing approved outlets, switches, lighting fixtures, and related components.
- Troubleshoot construction defects and building-system problems.
- Complete carpentry, drywall, painting, flooring, door, hardware, and finish repairs.
- Identify work that requires permits, engineering review, or a licensed electrical, plumbing, mechanical, or other specialized contractor.
- Assist licensed contractors and vendors when necessary.
- Follow applicable building codes, permit requirements, project specifications, and safety standards.
Project Planning and Execution
- Review the complete project scope before beginning work.
- Confirm measurements, material requirements, access needs, and scheduling expectations.
- Organize work to meet established project schedules and deadlines.
- Coordinate material delivery, staging, storage, and protection.
- Communicate promptly when delays, unexpected conditions, additional costs, or scope changes arise.
- Obtain approval before completing work outside the assigned project scope.
- Keep supervisors informed regarding project progress and outstanding items.
- Maintain a clean, organized, and safe construction area throughout the project.
Quality Control and Project Completion
- Inspect and test completed work to confirm that it is functional and meets project expectations.
- Verify that doors, fixtures, hardware, plumbing components, electrical components, and other installations operate properly.
- Correct incomplete or deficient work before considering a project complete.
- Complete final touchups, adjustments, cleaning, and punch-list items.
- Remove tools, excess materials, protective coverings, and construction debris.
- Document completed work using notes, photographs, material records, and other required information.
- Confirm that the work area is safe, clean, functional, and ready for customer or tenant use.
- Follow through on assigned projects until all approved work is fully completed.
Equipment and Safety
- Safely operate hand tools, power tools, ladders, lifts, and authorized construction equipment.
- Inspect tools and equipment before use and report damage or unsafe conditions.
- Use appropriate personal protective equipment.
- Follow OSHA requirements, company safety procedures, and manufacturer instructions.
- Follow all company requirements concerning vehicles, equipment, keys, access credentials, and customer property.
- Store tools, equipment, and materials safely.
- Immediately report accidents, injuries, property damage, and unsafe conditions.
Customer Service and Teamwork
- Communicate professionally with supervisors, tenants, customers, vendors, and coworkers.
- Provide accurate updates regarding project status, delays, access requirements, and completion.
- Minimize disruption when working in occupied commercial spaces.
- Coordinate work schedules with tenants and property representatives when instructed.
- Work cooperatively with other technicians, contractors, and project stakeholders.
- Represent Quasar Management professionally at all assigned locations.
Minimum Qualifications
- High school diploma or equivalent.
- At least three years of commercial construction, tenant improvement, remodeling, or building-maintenance experience preferred.
- Demonstrated experience in several trades, particularly carpentry, framing, drywall, painting, flooring, doors, hardware, and finish work.
- Working knowledge of commercial construction practices, materials, tools, and building systems.
- Ability to read basic plans, drawings, specifications, measurements, and work orders.
- Strong troubleshooting and problem-solving abilities.
- Ability to organize and complete projects with limited supervision.
- Ability to manage multiple projects and meet established deadlines.
- Ability to identify work requiring a permit or licensed contractor.
- Valid driver’s license and an acceptable driving record.
- Professional communication and customer-service skills.
- Ability to use a smartphone or other electronic device for work orders, photographs, timekeeping, and communication.
Preferred Qualifications
- Five or more years of commercial construction, remodeling, or tenant build-out experience.
- Experience leading small projects or directing helpers and subcontractors.
- Familiarity with commercial building codes and permit requirements.
- Advanced finish-carpentry, drywall-finishing, flooring, or door-installation experience.
- Experience working in occupied commercial buildings.
- Ability to estimate labor, materials, and project time.
Physical and Scheduling Requirements
- Lift and carry at least 50 pounds.
- Frequently stand, walk, bend, kneel, climb, reach, push, and pull.
- Safely work from ladders, lifts, or approved elevated equipment.
- Work in active commercial facilities, construction areas, mechanical spaces, and outdoor conditions.
- Wear required personal protective equipment.
- Work occasional evenings, weekends, or adjusted schedules based on project requirements.
- Maintain regular and reliable attendance.
Most work is scheduled during regular business hours. Occasional evening, weekend, or adjusted schedules may be necessary to accommodate project deadlines, tenant operations, emergencies, or other business needs. Quasar Management makes reasonable efforts to provide advance notice when schedule changes are required.
