Full Job Description

Leasing Specialist.

This is an awesome job for someone looking to invest in real estate, and or a licensed agent looking for weekly pay.

We are primarily an investment brokerage, so the investment learning opportunities are endless!

Responsibilities:

List and rent residential rental homes in Propertyware, the MLS, and Tenant Turner.
Schedule and host open houses
Adding and removing lockboxes
Educate prospective tenants / clients on basic real estate procedures and qualifications to rent.
Verify and disclose property facts to clients
Answer phone and email inquiries about our houses
Schedule showings with prospects and show homes
Enter prospect details into our system, Sierra
Send daily and weekly emails about open houses
Update websites with information on houses
Take good photos / videos of homes.
Perform move ins / Move outs w/video
New onboards. Complete move in and move out checklists.
Write home descriptions. You can use AI.
Complete home inspections, including, photos and videos after move in / move outs and cleanliness inspection / pre move out inspections.
Enter work orders based on inspections and dispatching to vendors.
Call utility providers to open/close utility accounts for owners buying/selling, confirm utilities are in tenant’s names
Arrange cleaning and or landscaping of rentals
Visiting vacant rentals weekly.
Process tenant applications, including landlord and job verifications. All apps must be finished within 72 hours of receiving.
The ability to enter rents correctly, scan each payment, send to manager, fill out deposit slips and take deposits to the bank.
The ability to get along with tenants and affiliates of Cap Rate Realty.
Post 3 x per week on Instagram, Facebook, Twitter, TikTok and any other SM platforms that become popular.
Posting 3-day notices and uploading all docs into PW.
Filling out eviction forms and turning them in, in a timely manner.
Attending eviction court hearings as needed. Uploading all info into PW.
Answer questions from current tenants.
Filling out CMHA paperwork and emailing it in.
Attending CMHA inspections. Pre-inspecting CMHA houses. Entering work orders for CMHA (and other program) inspections and liaising with contractors to complete the work.
Calling in and attending follow up inspections.
Check the mail 2 x per day. Scan any bills to the bills email.
Attend daily zooms with the team.

Qualifications:

Understanding how to use a Macintosh computer and iPhone.
Excellent IT skills.
Familiarity with Property Management software.
The ability to drive to showings.
The ability to drive to the bank.
Previous experience in real estate, property management, or other related fields
Familiarity with real estate leases
Ability to build rapport with clients
Strong negotiation skills
Strong conflict management skills
Excellent written and verbal communication skills. 100% of your written and / order verbal communications should be grammatically correct.
Ability to complete tasks quickly and efficiently.
Ability to stay on task.
Must have a reliable vehicle.
Clean record with no theft or fraud charges.
Getting to work and appointments on time.

This position comes with an iPhone and the tracking app Life 360 must be kept on at all times during working hours.

The job is 1099. Pay is every 2 weeks via Zelle. Hours can be between 30-40 depending on the candidate’s needs.

There are no benefits provided with this position.

This job does require a background check and credit screening.

Hours can vary depending on how competent the person is with leasing units. 2 Saturdays or Sundays a month are required for open houses. Sat or Sun depends on if it’s OSU season and the candidates needs. Must be Sun’s if there’s an OSU home game, but you can start open houses at noon, in case you need to attend services in the am.

Hours are between 8:30AM-6PM depending on the day. You may need to go to eviction court occasionally at 8:30, but that is not a norm. Normal start time is 10AM. Open houses Wed, Thurs 5-6. 30-minute lunchbreak daily. Hourly pay. PayScale is $16-$18 unlicensed and $19-$22 if licensed.
