Full Job Description

Position Summary

A growing, multi-state residential property management organization is conducting a search for an experienced Regional Property Manager based in Charlotte, NC. This leader will direct an assigned portfolio of communities — driving operational excellence, financial performance, and team development — by implementing policies, procedures, and best practices that enable each property to meet and exceed budgeted goals.

Residence in Charlotte, NC is required.

What You'll Do

Ensure portfolio and individual communities meet operational, financial, and business goals by inspecting properties, reviewing financial and operational reports, and developing action plans to achieve results.
Develop annual property budgets and oversee attainment by analyzing financial statements, reconciling monthly results against approved budgets, and partnering with the Controller, client/owner, and others to close performance gaps.
Provide leadership to a team of property managers and team members — interviewing, hiring, training, and managing performance — while ensuring appropriate staffing at each property.
Oversee timely, accurate semi-monthly payroll processing and calculate and enter incentive payouts for eligible employees.
Promote client satisfaction and retention through timely reporting, ongoing communication, and urgent, responsive handling of owner concerns and requests.
Review and interpret market data to identify emerging trends, and partner with community managers to implement plans that drive occupancy and revenue growth.
Ensure the appearance and physical condition of properties meet company and owner standards through routine site and safety inspections, communicating capital needs as required.
Coordinate vendors, consultants, and contractors — identifying needs, negotiating contracts, monitoring progress, and processing invoices.
Maintain compliance awareness, ensuring adherence to Fair Housing practices and Landlord-Tenant laws while monitoring resident satisfaction.
Direct new construction lease-up activities and ensure compliance with policies and procedures.
Represent the organization professionally, conform to apparel standards, and set a positive example for all team members.

What You'll Bring

5–7 years of apartment property management experience (Required).
Regional/multi-site management experience (Required).
Experience with a large, institutional, or national multifamily owner/operator (Preferred).
Regular travel to properties in the Charlotte, NC market required.
Valid driver's license and ability to travel to properties in Charlotte, NC market.
Skilled in marketing, budgeting, and multi-family leasing or product sales.
Working knowledge of unit turns, maintenance, grounds keeping, painting, and landscaping.
Knowledge of the Charlotte, NC market.
Strong knowledge of Fair Housing and Landlord-Tenant laws, with the ability to understand and clearly explain legal documents.
Proven ability to lead, supervise, and motivate teams to meet property goals.
Financial acumen to formulate strategies based on property and market data.
Strong oral and written communication skills across all levels of the organization.
Demonstrated time management, sense of urgency, and a lead-by-example approach.
Proficiency in Microsoft Word, Excel, and Outlook; OneSite and RealPage preferred.
C.A.P.S. (Certified Apartment Property Supervisor) certification preferred.

Schedule & Travel

This is a full-time, exempt position requiring availability during business hours to meet company and department needs; additional hours or a flexible schedule may be required. Regular travel within the Charlotte, NC market is required, approximately 75% of the time. Occasional multi-state travel may be needed.
