Franklin Finders is an apartment locating brokerage in Dallas and Austin. Our marketing engine puts high-intent renters in front of our locators every day. The bottleneck is not leads. It is locators who can actually work them.
Most of your work - leads, texting, calls - runs remotely. You'll also run in-person tours on short notice, so you need to live in the DFW area and know it well.
If you want a real pipeline of qualified renter leads, are willing to put in the work in a numbers-driven environment, and want a team that holds you accountable to becoming the best version of you, this is the place for you.
What you'll do
- Work warm, company-provided renter leads in a CRM.
- Respond fast. New leads must be contacted quickly or the system automatically rotates them to the next locator. Speed is part of the job, not a bonus.
- Run real discovery before sending a list: ask good questions, build rapport, qualify hard.
- Build and send tailored searches, usually within 48 hours.
- Book tours, send guest cards, call properties, hunt specials, and guide people to a signed lease.
- Put the client first. You're not a list machine. You listen, problem-solve, and send options that actually match what they told you, even if that means fewer properties or hard truths.
- Follow up. Most of your money is made in the follow-up, not the first text.
- Keep a clean pipeline so your numbers are always visible and accurate.
- Run our play. We have a proven process, scripts, and CRM setup. Even if you've located before, you'll be expected to learn our play first, then help us improve it.
- Be a team player. Share what's working, show up to trainings, use feedback.
- Grow your own book over time through referrals and outreach. Company leads are the engine; our best locators also build repeat and referral business.
What the money looks like
This is a 1099, commission-only role.
Highly competitive splits on both company leads and your own referral business.
A defined tier ladder. Your split moves up as your cumulative production grows. You are not stuck at whatever you started on, and you don't have to wait for a promotion to earn more per deal.
We run payouts every Friday. Once a property pays, your commission goes out on the next Friday run. Not on a monthly cycle, not whenever accounting gets around to it. Every week, ongoing, for as long as you have deals to pay. But be clear on the timing: your first 60-90 days are a ramp. Deals take weeks, not days, and properties take time to pay after that, so there's a real gap between your first day and your first check. Plan for it.
Full-time locators land around $60K on the low end.
Locators who go all-in clear well over $100K. Fast response times, disciplined follow-up, running the play as written. The gap between $60K and $100K+ here is almost entirely effort and consistency, not luck or territory.
No cap. Your split climbs with production, so your best months compound instead of hitting a ceiling.

How we're different
About 80% of our closed deals come from company-generated leads, so you're not out begging friends and family for business. We strongly encourage you to tap your own network too, and you'll earn a better split on self-generated clients.
You don't commute to collect leads, and you're not on a fixed split for the life of your career here. You get the volume of a lead-driven shop with the economics of running your own book.
One thing worth understanding before you pick a brokerage: some shops will front you an advance on a deal, which helps most during the ramp window. That's real. What we'd say is look at what that advance costs you on every deal after it. The ramp lasts a quarter. Your split lasts your whole career here. We'd rather run payouts weekly and let you keep a much larger share of each commission.
Where you'll work
There's no office. Your leads come to you wherever you are. You don't earn lead flow by sitting at a desk, and nobody tracks your hours or watches your calendar.
What is expected: in-person training during your ramp, a weekly virtual team meeting, and periodic in-person sales meetings. Those are not optional.
No office does not mean low commitment. Properties close around 6pm, so most touring lands on weekends. That's when your clients are free and when the bulk of your in-person work happens. Expect to give up a good number of Saturdays. Weeknights are for the other half of the job: answering leads, texting clients back, and keeping deals moving. Renters message at 9pm, and the locators who win are the ones who answer. You'll have real control over your calendar, but your clients set a lot of it. That also means you need to live in DFW and be able to get across the metro on short notice. This is not a remote job you can run from another city.
We don't watch your hours, we watch your numbers. The flexibility is a gift to people who are self-directed and a trap for people who aren't. If you need someone standing over you to get moving, this setup will quietly sink you.

- You own your outcome. We give you training, support, systems, and coaching. Your pipeline and results are yours.
- Client first, always. Help people solve problems and make good decisions. The leases follow.
- Work hard. Following up, staying organized, and moving fast are the minimum standard.
- Wins are contagious. Someone else's close is proof it's possible, and usually a play you can run too.
- Coachable beats perfect. We give direct feedback and expect you to use it.
We track performance with clear numbers and share them openly, so you always know where you stand. The point is simple: the tighter we run the system, the more deals you close and the more money you make. If you're hitting your numbers, answering leads fast, and running the play, we stay out of your way. When performance slips, we lean in with coaching and clear targets until you're back on track.
You might be a fit if
- You hold an active Texas real estate license, or have your exam scheduled in the next 30 days.
- You have at least 1 year in sales, leasing, or a similar customer-facing role where someone tracked your numbers.
- You'd rather be paid for what you produce than what your resume says.
- You live in DFW (or are moving here soon), can work Central hours, and are genuinely available on weekends for tours.
- You can take direct feedback without getting defensive.
- You know DFW, or you pick up new markets fast.
Don't apply if
- You're not licensed and have no plan to be.
- Commission-only income makes you anxious.
- You don't want to be on the phone and in text all day.
- You need your weekends protected. Saturdays are when this job happens.
- You don't live in the DFW area and aren't moving here.
- You need someone imposing structure on you to stay productive.
- You're looking for something part-time, "between other things," or as a backup plan.
