Job Title: Senior Accountant – Real Estate Development

Location: Atlanta, GA

Job Type: Full-Time

Reports To: Taylor Langhorne

Job Summary:
We are seeking an experienced and detail-oriented Senior Accountant to join our team. This role will be responsible for managing accounting functions related to real estate development projects for various clients, including financial reporting, draw preparation, budgeting, and compliance. The ideal candidate will have a strong background in real estate accounting and financial analysis. Lockwood & Swalm provides outsourced accounting services for real estate development firms, offering comprehensive financial support to multiple clients.

Key Responsibilities:
- Oversee the accounting and financial reporting for real estate development projects, ensuring accuracy and compliance with GAAP and company policies.
- Prepare and analyze monthly, quarterly, and annual financial statements related to real estate investments and development projects.
- Track project costs, including land acquisition, construction expenses, soft costs, and financing, ensuring proper allocation and capitalization.
- Maintain and reconcile general ledger accounts related to real estate development.
- Manage cash flow projections and funding requirements for development projects.
- Coordinate with project managers, construction teams, and external stakeholders to ensure accurate financial tracking and reporting.
- Assist in the preparation of tax filings, audits, and regulatory compliance related to real estate investments.
- Evaluate and implement internal controls to improve financial processes and minimize risks.
- Support the finance team with ad-hoc projects and financial analysis as needed.

Qualifications & Experience:
- Bachelor’s degree in Accounting, Finance, or a related field.
- CPA, CMA, or equivalent certification preferred.
- Minimum of 3 years of accounting experience, with at least 1 years in real estate development or property accounting.
- Strong knowledge of real estate development financials, including cost accounting, revenue recognition, and loan draw processes.
- Proficiency in accounting software (Yardi experience preferred) and advanced Excel skills.
- Excellent attention to detail, analytical skills, and problem-solving ability.
- Strong communication and collaboration skills, with the ability to work cross-functionally.
- Knowledge of tax regulations, real estate finance structures, and compliance requirements is a plus.
