Unlawful Detainer Paralegal / Eviction Case Manager – California

3+ Years of California Unlawful Detainer Experience Required

About The Landlord Advocates

The Landlord Advocates is seeking an experienced California Unlawful Detainer Paralegal / Eviction Case Manager to join our growing team.

THIS IS NOT AN ENTRY-LEVEL PARALEGAL POSITION.

We are specifically looking for someone with substantial, hands-on experience handling California Unlawful Detainer (UD), eviction, landlord-tenant, and related civil litigation matters.

If your background is primarily family law, immigration, personal injury, criminal law, or another unrelated practice area, and you have little or no California UD experience, this position is not the right fit.

The successful candidate should be able to manage a high-volume eviction caseload and move matters efficiently from initial notice and complaint through judgment, writ of possession, and sheriff lockout, while coordinating with attorneys when attorney involvement is required.

REQUIRED EXPERIENCE

Applicants must have:

Minimum 3 years of hands-on California Unlawful Detainer/eviction experience
Qualification to work as a paralegal under California Business & Professions Code §6450
Experience managing California UD cases from beginning to end
Strong knowledge of California landlord-tenant procedures
Experience preparing and filing pleadings in California Superior Courts
Extensive experience with electronic court filing systems
Strong understanding of eviction notices and service requirements
Experience tracking court deadlines and managing a substantial active caseload
Excellent written communication and document-preparation skills
Ability to work independently with minimal supervision

Experience with AB 1482, just-cause requirements, rent-controlled properties, Los Angeles RSO, local eviction ordinances, habitability defenses, unauthorized occupants, nuisance cases, owner move-ins, and nonpayment cases is highly desirable.

RESPONSIBILITIES

As an Unlawful Detainer Case Manager, you will be responsible for helping manage cases from intake through resolution.

Your responsibilities will include:

Review new landlord files, leases, notices, payment histories, and supporting evidence
Identify missing documentation and potential procedural issues
Prepare eviction notices and UD documentation
Prepare and coordinate California Superior Court filings
E-file documents with courts throughout California
Monitor Answers, defaults, trial dates, motions, and other deadlines
Prepare default and judgment packages
Prepare writ-related documents
Coordinate service with process servers
Coordinate attorney appearances and contested matters
Communicate with landlords regarding case status and required documentation
Maintain organized and accurate case files
Track every active matter and ensure deadlines are not missed
Assist attorneys with discovery, motions, trial preparation, and other contested matters when necessary
Research procedural and landlord-tenant issues when required

HIGH-VOLUME CASE MANAGEMENT

This position requires someone who is extremely organized and comfortable handling multiple active eviction cases simultaneously.

We are not looking for someone who needs to be taught the basic California eviction process.

We want an experienced professional who can review a file and understand:

What needs to happen next?
What documents are missing?
What deadline is approaching?
What could create a problem with the case?

HIGHLY PREFERRED EXPERIENCE

Preference will be given to candidates with experience handling cases in:

Los Angeles County
Orange County
Riverside County
San Bernardino County
San Diego County
Northern California

Experience with Los Angeles rent stabilization and housing regulations, AB 1482, local rent-control jurisdictions, LAHD matters, and contested landlord-tenant litigation is a major plus.
