About Waters Construction
Waters Construction is seeking an experienced Building Superintendent to join our team. This role is ideal for a construction professional with a strong background in industrial, manufacturing, energy, mission-critical, institutional, or large commercial facilities projects.
The successful candidate will provide field leadership on complex building projects while coordinating multiple trades, subcontractors, and project stakeholders. Particular emphasis is placed on HVAC, electrical, controls, and building systems coordination to ensure projects are delivered safely, efficiently, and to the highest quality standards.
Position Summary
The Building Superintendent independently manages industrial and facility construction projects while overseeing multiple subcontractors, field personnel, and project stakeholders. This role requires advanced operational planning, strong technical knowledge of building systems, and the ability to drive subcontractor performance throughout all phases of construction.
The ideal candidate possesses substantial experience coordinating HVAC, electrical, controls, plumbing, fire protection, and specialty building systems while maintaining schedule, quality, safety, and budget objectives.

Key Responsibilities
Operations & Project Leadership
- Lead multiple subcontractors, foremen, and field personnel throughout project execution
- Maintain complete operational control of assigned projects
- Develop and manage project sequencing, logistics, and work plans
- Coordinate construction activities in occupied or operational facilities
- Develop and maintain look-ahead schedules and recovery plans
- Drive schedule performance and subcontractor accountability
- Lead owner, subcontractor, and coordination meetings
- Coordinate shutdowns, commissioning activities, and facility turnover
- Maintain quality, productivity, and schedule performance throughout construction
MEP Systems & Technical Coordination
- Lead coordination of HVAC, electrical, plumbing, fire protection, and controls contractors
- Review construction documents to identify coordination conflicts and constructability issues
- Coordinate equipment installations, startups, testing, balancing, and commissioning activities
- Manage electrical distribution systems, switchgear installations, generators, UPS systems, and controls integration
- Coordinate HVAC systems including air handling units, chillers, boilers, cooling systems, controls, and process equipment
- Drive subcontractor productivity and performance for critical-path MEP activities
- Coordinate shutdowns, tie-ins, and facility operational impacts
- Review shop drawings, equipment submittals, and installation requirements
- Support commissioning and system turnover activities
Financial & Commercial Management
- Understand project budgets and production cost impacts
- Participate in forecasting and project cost reviews
- Assist with change order development and pricing
- Identify productivity improvements and value engineering opportunities
- Manage subcontractor scopes, performance, and contractual obligations
- Coordinate procurement and long-lead equipment delivery schedules
Safety & Risk Management
- Promote and enforce a strong safety culture
- Conduct safety planning, site inspections, and corrective actions
- Ensure compliance with OSHA requirements and company safety standards
- Manage high-risk activities including energized work, confined spaces, critical lifts, and facility shutdowns
- Support environmental compliance and facility-specific safety requirements
- Identify and mitigate operational risks proactively
Leadership & Team Development
- Develop strong relationships with owners, facility operators, engineers, and subcontractors
- Mentor field personnel and emerging construction leaders
- Foster accountability, professionalism, and teamwork across project teams
- Lead conflict resolution and problem-solving efforts
- Maintain effective communication between field and office teams
- Represent Waters Construction professionally with clients and stakeholders
Technology & Systems
- Utilize scheduling software and project management platforms effectively
- Review production, cost, and performance reports
- Utilize digital plans, BIM coordination platforms, and construction technology tools
- Support implementation of company operational standards
- Maintain accurate field documentation and reporting systems
- Participate in digital commissioning and project turnover processes
Qualifications
Experience
- 8+ years of construction experience
- 4+ years of superintendent experience
- Proven success managing industrial, manufacturing, facilities, or large commercial building projects
- Experience coordinating complex MEP systems and specialty contractors
- Experience working in occupied facilities, industrial plants, or mission-critical environments preferred
Technical Skills
- Advanced blueprint and specification interpretation
- Strong HVAC construction knowledge
- Strong electrical construction knowledge
- Building automation and controls system familiarity
- Mechanical and electrical system startup and commissioning experience
- Scheduling and project sequencing expertise

Preferred Qualifications
- OSHA 30 certification
- Industrial, manufacturing, or mission-critical construction experience
- Data center, energy, utility, or water/wastewater facility experience

- BIM/VDC coordination experience
- Design-build project experience
- Mechanical or electrical trade background
- Experience managing large MEP subcontractors

Compensation
· Salary Range: $130,000 – $160,000 (DOE)
· Insurance: Premium Medical, Dental, and Vision coverage (100% paid for the individual, 50% for family members)
· Bonus Program: Based on individual, company, and division performance
· 401k and Profit Sharing Plan: Safe harbor 401K profit sharing contribution. One-year vesting period for the profit sharing contribution.
Pay: $130,000.00 - $160,000.00 per year
