Full Job Description

Position Summary

Trekk Properties is seeking a highly organized and detail-oriented Property Manager to oversee a portfolio of market-rate and affordable housing communities in the Northfield, Faribault, Kasson, and surrounding areas. This hands-on, fast-paced role requires someone who can successfully manage the full property management lifecycle, including leasing, resident relations, affordable housing compliance, maintenance coordination, financial performance, and day-to-day operations while balancing multiple priorities and maintaining strong attention to detail.

Experience with affordable housing programs, including USDA Rural Development (RD), Section 8, LIHTC (Section 42), Public Housing, or other income-restricted housing programs is required. Experience with USDA Rural Development is strongly preferred.

Key Responsibilities

Operations & Resident Services

Oversee day-to-day operations of assigned properties.
Maintain positive resident relations and resolve concerns professionally and promptly.
Conduct regular property inspections to ensure safety, curb appeal, and quality standards.
Develop and implement resident communications, policies, and procedures.
Address lease violations and coordinate collection, notice, and eviction processes as necessary.
Supervise maintenance staff, vendors, and contractors.
Participate in a shared after-hours emergency phone rotation approximately four weeks per year.

Leasing & Compliance

Manage applications, move-ins, renewals, recertifications, transfers, and move-outs.
Ensure accurate and timely completion of leasing, certification, and resident file documentation.
Maintain compliance with Fair Housing, USDA Rural Development, Section 8, and other applicable housing program requirements.
Ensure resident files, reports, and documentation are organized, accurate, and audit-ready.
Participate in ongoing training to stay current on regulatory and industry requirements.

Financial Management

Assist with annual budget preparation and management.
Monitor occupancy, rent collections, delinquency, and financial performance.
Review and approve invoices and property expenses.
Support achievement of occupancy, revenue, and NOI goals.

Maintenance Coordination

Oversee work order completion and preventative maintenance programs.
Coordinate move-in and move-out processes, including inspections, resident communication, and unit turnover activities.
Ensure vacant units are rent-ready in a timely manner.
Coordinate vendors, contractors, inspections, and capital improvement projects.
Monitor property conditions and proactively identify maintenance needs.

Qualifications Required

Minimum three (3) years of property management experience.
Experience managing a portfolio of properties at different locations.
Experience managing multiple responsibilities in a fast-paced environment.
Strong organizational, prioritization, and time management skills.
Demonstrated ability to manage leasing, resident relations, maintenance coordination, administrative functions, and property operations.
Experience with affordable housing programs, including USDA Rural Development (RD), Section 8, LIHTC (Section 42), Public Housing, or other income-restricted housing programs is required. USDA Rural Development experience is strongly preferred.
Strong written and verbal communication skills.
Excellent customer service and problem-solving abilities.
Proficiency with computer systems and property management software.
Participate in a shared after-hours emergency phone rotation approximately four weeks per year.
Valid driver's license and reliable transportation.
High School Diploma or GED.
Ability to pass the Kari Koskinen background check.

Qualifications Preferred

Experience with USDA Rural Development (RD), Section 8, LIHTC (Section 42), Public Housing, or other affordable housing programs.
Experience with compliance reviews, audits, inspections, or file monitoring.
Experience using AppFolio, Yardi, OneSite, or similar property management software.
Associate's or Bachelor's degree in Business, Real Estate, Housing, or a related field.
