Gradient Mortgage Capital is a nationwide lender specializing in financing small-balance commercial and investment residential properties. Through creative lending solutions and a skilled team of wholesale experts, we help mortgage brokers and bankers expand their businesses by addressing the unique financing needs of independent real estate investors and small business owners.
Our rapidly growing investment portfolio includes mortgage loans secured by commercial, multifamily, investor residential, and short-term rental properties. We are seeking a highly organized, proactive, detail-oriented, and confident Commercial Loan Closer to join our team in our Fort Lauderdale office or remotely.
The Commercial Loan Closer is a full-time, permanent role focused on closing both commercial and residential investment real estate transactions from closing preparation through funding and post-closing. This is a fast-paced, high-volume position, with an average of 5–10 closings per week, requiring someone who can hit the ground running, work independently, effectively prioritize competing demands, and take complete ownership of their pipeline.
The ideal candidate is an assertive self-starter who does not wait to be told what needs to be done. The successful candidate should be comfortable making decisions, identifying potential problems before they become closing issues, communicating confidently with internal and external stakeholders, and driving transactions to the finish line.
This role requires flexibility and a willingness to work additional hours when necessary to meet closing deadlines and manage workload demands.
-
Own and manage the closing process from start to finish, ensuring transactions move efficiently and remain on schedule.
-
Manage and coordinate all activities related to the closing and funding of commercial real estate and investment residential loans.
-
Proactively monitor the pipeline, identify potential roadblocks, and take action to resolve issues before they impact closing or funding.
-
Manage multiple transactions simultaneously while effectively prioritizing urgent and time-sensitive matters.
-
Clear title issues; review entity documentation; prepare signature blocks; obtain payoff statements; draft and review loan documents; approve escrow calculations; prepare and approve settlement statements; and prepare files for QC.
-
Review and validate loan terms, conditions, and documentation to ensure accuracy and consistency with credit approvals.
-
Review and interpret moderately complex loan documentation, legal agreements, and financial elements.
-
Ensure appropriate entity formation documents, resolutions, and legal opinions are obtained, reviewed, and accurately reflected in the closing package.
-
Review legal, title, survey, insurance, and escrow documentation for completeness, accuracy, and compliance.
-
Identify and resolve documentation deficiencies, inconsistencies, and outstanding conditions without waiting for direction.
-
Review settlement statements to ensure all fees and expenses are properly accounted for and outstanding items are identified and resolved.
-
Initiate and balance wires requested from the warehouse bank.
-
Coordinate delivery and execution of closing documents, including pre-closing and post-closing requirements.
-
Communicate confidently and proactively with borrowers, attorneys, title companies, insurance agents, brokers, originators, vendors, and internal teams regarding closing status and outstanding requirements.
-
Serve as a key liaison between underwriting, origination, brokers, borrowers, legal counsel, title, insurance, servicing, and other stakeholders.
-
Act as a problem-solver and decision-maker, determining the appropriate course of action when issues arise and escalating matters when necessary.
-
Provide clear, timely pipeline updates during internal meetings, including identifying risks, delays, and required actions.
-
Ensure all company policies and closing requirements are satisfied prior to disbursement.
-
Upload and maintain complete and accurate funding documentation within internal systems.
-
Serve as the bridge between Origination and Loan Servicing during the onboarding of closed loans.
-
Resolve post-closing issues promptly and take ownership through final resolution.
-
Maintain a high level of accuracy and attention to detail while working under tight deadlines and frequent interruptions.
-
Stay current on industry best practices, legal developments, and regulatory changes affecting commercial loan closings.
-
Train and cross-train team members as needed.
-
Perform other duties as assigned.
We are looking for someone who is organized, driven, confident, and capable of taking ownership in a fast-paced lending environment. The successful candidate will be someone who can quickly understand what needs to happen, determine what should happen next, and make it happen.
-
Highly organized, with the ability to manage a high-volume pipeline, maintain accurate files, track deadlines, and keep multiple transactions moving simultaneously.
-
Comfortable working quickly and efficiently without sacrificing accuracy or attention to detail.
-
Assertive and confident, with the willingness and ability to follow up, push transactions forward, ask difficult questions, and hold stakeholders accountable to deadlines.
-
Proactive in anticipating issues, identifying missing information, and taking action before problems affect the closing.
-
Detail-oriented, with an understanding that small errors can create significant delays and a consistent commitment to reviewing work for accuracy and completeness.
-
Able to work independently with limited supervision, manage priorities, and take ownership of assigned transactions from beginning to end.
-
Strong decision-maker who uses sound judgment to determine priorities, resolve issues, and move transactions forward while knowing when escalation is appropriate.
-
Resourceful, solutions-oriented problem solver with the ability to work through unexpected issues and find practical resolutions.
-
Strong prioritization skills, including the ability to distinguish between urgent and non-urgent matters and continuously adjust priorities as circumstances change.
-
Accountable for outcomes, follows through on commitments, and does not allow tasks or issues to fall through the cracks.
-
Adaptable and able to respond effectively to changing priorities, tight deadlines, frequent interruptions, and shifting workload demands.
-
Team-oriented, with the ability to communicate effectively and work collaboratively while maintaining individual ownership and accountability.
-
Strong organizational, analytical, problem-solving, and interpersonal communication skills.
-
Demonstrated ability to manage multiple transactions and competing deadlines simultaneously.
-
Ability to work effectively in a high-volume, deadline-driven environment.
-
Excellent follow-up skills and the confidence to communicate assertively with internal and external stakeholders.
-
Strong computer skills, including Microsoft Word, Excel, and Adobe.
-
Strong knowledge of regulatory compliance and applicable federal regulations.
-
Willingness to work additional hours when necessary based on transaction volume, closing deadlines, and workload.
-
Bachelor's degree preferred.
-
Minimum of 4 years of experience working for a real estate lender, title company, bank closing department, or law firm as a paralegal.
-
Experience with commercial real estate lending is strongly preferred.
-
Demonstrated ability to read, interpret, and review loan documents, legal agreements, title documentation, and related closing materials.
-
Experience managing multiple closings or transactions simultaneously in a deadline-driven environment preferred.
-
Commercial loan closing experience is highly preferred.
This is a hands-on, high-accountability position for someone who thrives in a fast-moving environment. The successful candidate must be prepared to hit the ground running, quickly learn our processes, independently manage a significant workload, and take ownership of transactions through completion.
Closing deadlines can be time-sensitive, and workload may fluctuate. Additional hours may occasionally be necessary to meet business needs, closing deadlines, and transaction volume.
