Full Job Description

McCormick Vacation Rentals is a family owned vacation rental management company serving three distinctive Florida destinations. With our home office in Cedar Key, we manage properties across Cedar Key, the St. Petersburg area, and West Palm Beach. Our growing portfolio includes island cottages, waterfront homes, condos, family retreats, pet-friendly rentals, and homes with private pools or boat access. We provide homeowners with professional management and help guests create lasting memories in some of Florida’s most appealing coastal communities.

We are looking for a General Manager to lead the day-to-day company across all three markets. This is a true operating-leadership role with company-wide P&L responsibility, authority over people and operations, ownership of the monthly financial close, and accountability for the experience we deliver to homeowners and guests. The GM will serve as McCormick’s operational integrator: the leader who turns ownership’s vision into clear priorities, disciplined execution, and dependable follow-through. This role will report directly to the company's owners.

Our homeowners entrust us with their homes, income, and reputations. Our guests entrust us with vacations, family time, and important moments. We expect the GM to treat both relationships with urgency and care: communicate before people have to ask, tell the truth when something goes wrong, make thoughtful decisions, and remain personally accountable until the loop is closed.

What you will own:

Company P&L, annual budget, expense discipline, and performance against organic-growth and profitability goals.
A timely, accurate monthly close, including coordination with bookkeeping/accounting partners, reconciliations, variance explanations, and corrective action.
All employees and the operating organization: hiring, coaching, accountability, performance management, role clarity, and termination decisions.
Weekly leadership rhythm, employee scorecards, one-on-ones, priorities, and dependable follow-through across markets.
Daily operating performance in housekeeping, maintenance, guest services, owner service, onboarding, property care, and vendor management—through the leaders responsible for each area.
Owner trust and retention, including senior-level resolution of concerns, proactive property-performance conversations, and clear communication during difficult moments.
Guest experience and service recovery, including fast escalation, sound judgment, fair remedies, learning from failures, and preventing repeat problems.
Execution and continuous improvement of existing operating systems, including use of technology and practical AI tools to reduce friction, improve visibility, and strengthen follow-through.

How you lead:

You are an approachable, calm, direct, low-ego leader. You can walk an upset homeowner, an angry guest, or an overwhelmed employee back from the ledge without making promises the company cannot keep. You listen closely, make a clear decision, explain it with respect, and ensure the organization follows through. You do not confuse hospitality with saying yes to everything; you balance human care, sound economics, fairness, and the long-term relationship.

What we are looking for:

We care more about what you have actually owned and improved than whether your resume follows one exact path. Strong candidates will bring evidence of the capabilities below and will be candid about areas where they still need to develop.

Demonstrated ownership of a P&L, budget, forecast, expense control, and operating results—not merely exposure to reports.
Strong financial literacy and practical responsibility for a monthly close or equivalent financial reporting process.
Technology fluency: you do not need to be a programmer, but you must be comfortable connecting systems, improving integrations, and incorporating practical AI tools into everyday workflows.
Meaningful leadership experience with authority to hire, coach, performance-manage, and terminate employees.
Evidence of leading multi-site hospitality, vacation-rental, property-management, lodging, or another complex service operation.
A record of improving guest/customer experience, retaining important relationships, and resolving high-stakes escalations.
Systems thinking, KPI discipline, and the ability to establish an operating cadence that does not depend on founder intervention.
Hands-on experience with a modern property-management system and related operational platforms. Experience with Hostaway is helpful, but strong PMS fluency and the ability to learn our configuration quickly matter more.
Willingness to work primarily from Cedar Key and travel monthly to the St. Petersburg/Largo area and West Palm Beach.

UPPER-END PROFILE The top of the base range is reserved for a proven vacation-rental leader who can independently run a comparable operation with minimal development—typically including 7+ years in vacation rentals, 5+ years leading teams, direct P&L ownership, hiring and firing authority, strong financial literacy, hands-on PMS experience, and demonstrated monthly-close accountability. Exceptional operators whose backgrounds do not match every item exactly are still encouraged to apply when they can demonstrate comparable scope, judgment, and results.

Compensation

The expected starting base is $90,000–$120,000 plus a meaningful performance bonus tied to profitability, organic growth, owner and guest quality, operating leadership, and successful transfer of founder responsibilities. Placement within the range is based on demonstrated readiness to own the full role—not age, prior salary, or years alone. A high-potential leader who needs development in vacation rentals, P&L ownership, or close leadership may enter toward the lower end with a formal six-month compensation review tied to the GM scorecard. All hires receive a formal 12-month performance and compensation review.
