JOB SUMMARY
The Regional Manager serves as a business leader responsible for the operational, financial, and performance results of multiple residential communities within an assigned region. Reporting to the Director of Operations, the Regional Manager oversees property management, financial performance, resident relations, marketing and leasing, regulatory compliance, and the development of on-site teams. This role drives net operating income, ensures operational consistency across the portfolio, and partners with ownership and corporate departments to achieve the strategic business plan for each community.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Property Management
- Ensure the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing action plans to achieve results.
- Maximize net operating income through effective cost control and revenue and leasing improvement; identify trends and recommend strategies and adjustments.
- Develop and manage the operating budget, analyzing financial reports to identify cost savings and revenue enhancement opportunities.
- Implement and monitor property policies and procedures to maintain high living standards for residents.
Financial Management
- Partner cross-functionally with the Asset Management team to ensure strategic goals and business plans are achieved, including monthly financial reviews with ownership and weekly calls.
- Implement the Value-Add business plan for unit renovations and provide ongoing feedback.
- Work alongside the Accounting Department to ensure accurate and timely monthly reporting, including review of reclass/accrual entries and budget variance reporting with community managers.
- Monitor property utility usage; report, discuss, and problem-solve with Asset Management.
- Monitor and maintain the timely receipt and reconciliation of deposits, rent collections, and charges.
- Monitor and approve the timely receipt, reconciliation, and coding of all vendor invoices and resident refunds.
Maintenance and Property Condition
- Ensure the appearance and physical condition of the properties meet Company and ownership standards through routine site and safety inspections, communicating concerns and capital needs as required.
- Review repair and maintenance reports and evaluate timely completion of work orders.
- Ensure make-ready turn times are met in compliance with Company policy.
- Oversee compliance with required operating permits (e.g., pool, elevator).
Resident Relations
- Address resident concerns promptly and professionally.
- Implement strategies to enhance resident satisfaction and retention.
- Oversee the resolution of resident disputes and conflicts in compliance with Fair Housing requirements.
Marketing and Leasing
- Collaborate with the marketing team to develop and execute effective leasing strategies.
- Monitor market and sub-market trends and adjust leasing strategies to protect occupancy and income.
- Ensure occupancy goals are met through effective marketing efforts.
- Ensure staff leasing techniques achieve closure, follow-up procedures are met, lease documentation is accurate, and reporting systems are current.
- Review, evaluate, and interpret market conditions and recommend adjusted rental and renewal pricing strategies to drive occupancy and revenue growth.
- Ensure websites and collateral materials are accurate and up to date.
Regulatory Compliance
- Ensure compliance with local, state, and federal regulations governing property management, including Fair Housing and the Texas Property Code.
- Stay informed of changes in legislation and industry standards and implement necessary adjustments.
Team Development and Human Resources
- Lead and supervise community managers and on-site teams to ensure efficient and effective property operations.
- Partner with the People and Culture Department to manage the employee life cycle, including recruiting, mentoring, coaching, and performance management.
- Ensure timely payroll processing by holding community managers accountable to deadlines.
- Support community managers in performance management, including corrective coaching and Performance Improvement Plans (PIPs) as needed.
- Conduct regular performance evaluations and provide constructive feedback to strengthen team performance.
- Adhere to and provide guidance on HR policies, guidelines, and the employee handbook.
- Promptly report workers' compensation matters and employee incidents to the appropriate parties, including the workers' compensation carrier, management, and Human Resources.

EDUCATION / EXPERIENCE
Required
- Associate degree in Business Administration or a related field, or an equivalent combination of education and experience.
- Minimum 5 years of multifamily property management experience, including at least 2 years supervising community managers or multi-site teams.
- Valid driver's license and reliable transportation for regional travel.
Preferred
- Bachelor's degree in Business Administration, Real Estate Management, or a related field.
- Industry certification (e.g., CAM, CAPS, or equivalent).
- Working knowledge of industry property management software (e.g., Yardi, RealPage, OneSite, or AppFolio).
COMPETENCIES
- Strong leadership and interpersonal skills.
- Financial acumen, including budgeting, variance analysis, and NOI management.
- Proficiency in property management software and Microsoft Office (Outlook, Excel, Word).
- Knowledge of real estate regulations, Fair Housing requirements, and market trends.

WORK CONDITIONS
Schedule
- May be scheduled for morning, afternoon, or evening shifts during the regular workweek and on weekends. Additional hours may be required as business needs dictate.
Travel
- Ability to travel up to 60% throughout the Company's regional footprint.
Work Environment and Physical Requirements
This position operates in a combination of professional office and on-site community environments. Essential physical functions include walking properties for tours and inspections, sitting or standing for extended periods, and lifting and carrying items such as mail, supplies, and packages — typically up to 25 lbs. frequently and up to 50 lbs. occasionally. Lifting items exceeding 50 lbs. is performed with assistance from one or more persons and the use of appropriate equipment such as carts, and personal protective equipment must be worn when needed. Pay: $115,000.00 - $130,000.00 per year
