Full Job Description

Babcock Ranch, the first solar-powered town in the United States, is growing rapidly. We are seeking a dynamic, efficient, and knowledgeable Development Project Manager to join our Commercial Division and spearhead our premier shopping center developments.

In this pivotal role, you will take the reins to drive high-profile projects through every stage of execution to successful construction completion. If you are a strategic leader ready to shape community retail landscapes, we want to hear from you.

CRITICAL REQUIREMENT: You must have extensive, verifiable experience managing commercial/retail projects (specifically shopping centers) and retail tenant buildouts.

Key Responsibilities

Pre-Construction & Design Coordination

Collaborate with the Commercial Team to hire and manage service providers for site design, including architectural and civil engineering firms.
Interface closely with clients, internal stakeholders, and local government entities to secure project approvals and permits.
Create conceptual cost estimates, develop realistic project timelines, and draft comprehensive Requests for Proposals (RFPs).

Financial & Contract Management

Develop strict project budgets, track actual expenditures, and proactively review monthly draw requests.
Evaluate competitive bids, negotiate tight contract terms, and prepare standard AIA documents with legal input.
Manage contractor qualifications, change orders, Notices to Owner (NTOs), and certificates of insurance.

Construction & Site Execution

Oversee full-cycle construction activities, seamlessly managing both raw ground-up developments and complex tenant fit-outs.
Inspect active job sites regularly, hold structured contractor status meetings, and swiftly resolve design or field issues.
Provide weekly progress updates to company principals and clients.

Closeout, Warranty & Operations

Oversee punch lists, finalize complete project closeouts, and manage final lien releases.
Manage post-completion warranty work for one year following project delivery.
Assist property managers with emergency repairs requiring advanced technical construction expertise.

Qualifications & Skills

The Retail Edge: 5+ years of heavy, verifiable experience in retail tenant coordination and commercial/retail project management (shopping centers required).
The Credentials: Bachelor’s degree in architecture, Engineering, or Construction Management is highly preferred.
Software Mastery: Strong proficiency in MS Office and MS Project is required. High preference given to candidates with Procore and AutoCAD proficiency.
Leadership Traits: Exceptional conflict resolution skills, bulletproof prioritization, and the professional poise required to negotiate with high-level stakeholders and government officials.
