Senior Project Manager – Asset Management

Location: Chicago, IL
Pay: $50.00/hour
Job Type: Contract-to-Hire Opportunity
Schedule: Hybrid – In office Tuesday & Wednesday | Work from home Monday, Thursday & Friday

Regular travel throughout the Midwest is required.
Occasional early mornings, extended hours, evenings, or weekends may be necessary based on business needs.

About the Opportunity

We are seeking an experienced Senior Project Manager – Asset Management to join a mission-driven organization focused on strengthening communities through real estate, lending, and development.

This position will play an important role in overseeing real estate assets and development projects, with a focus on property performance, financial planning, compliance, capital improvements, and property management.

The ideal candidate is a strategic and organized professional who enjoys working across teams, managing multiple priorities, analyzing property performance, and building strong relationships with internal teams, property managers, vendors, and external partners.

What You'll Do

Oversee assigned real estate assets and help ensure properties remain financially and operationally successful.
Develop and monitor property budgets, forecasts, business plans, and capital improvement plans.
Review property financials and cash flow projections, identify potential issues, and recommend solutions.
Partner with Finance and other internal teams to establish annual property and capital budgets.
Monitor property performance and develop key performance indicators to identify trends and opportunities for improvement.
Conduct property inspections and administrative reviews to evaluate property condition, management performance, and regulatory compliance.
Work closely with property management companies and external vendors to address concerns and improve property performance.
Participate in the lease-up of newly constructed housing projects and coordinate with internal and external partners to ensure properties are ready for occupancy.
Prepare reports and documentation for investors, lenders, regulatory agencies, and internal stakeholders.
Help ensure assigned properties comply with applicable local, state, and federal requirements.
Develop and maintain strong relationships with property managers, governmental agencies, vendors, and other external partners.
Support internal processes, invoice tracking, reporting, and administrative coordination for the Asset Management team.
Stay current on industry best practices, policies, and regulations impacting real estate and affordable housing.
Collaborate with cross-functional teams to identify opportunities that improve the tenant experience and long-term property performance.

What We're Looking For

5+ years of related experience, preferably in real estate, affordable housing, property management, asset management, or a nonprofit environment.
Bachelor's degree in business, finance, accounting, public policy, community development, or a related field preferred.
Strong understanding of property financials, budgeting, forecasting, and operational performance.
Excellent organizational and project management skills with the ability to manage multiple priorities.
Strong communication and relationship-building skills.
Ability to analyze property data, identify challenges, and develop practical solutions.
Experience working with property managers, vendors, lenders, investors, or regulatory agencies is a plus.
Familiarity with New Markets Tax Credit (NMTC) and/or Low-Income Housing Tax Credit (LIHTC) projects and compliance is highly preferred.
Strong attention to detail and ability to maintain accurate, organized documentation.
Comfortable working independently while collaborating with a variety of internal and external partners.
