Position Overview
Whitlock Building Services (WBS) is seeking a highly motivated Commercial Account Executive responsible for generating new business opportunities throughout the Dallas-Fort Worth within the small to midsized (SMB) market. This hunter-focused role is responsible for prospecting, qualifying, and closing new commercial janitorial, sanitation, and facility services contracts across commercial real estate, industrial and distribution, healthcare, education, aviation, and property management sectors.

The Commercial Account Executive serves as a trusted advisor to prospective clients by identifying operational challenges, conducting facility assessments, and presenting customized facility service solutions that improve cleanliness, safety, compliance, occupant experience, and overall facility performance.

This position works closely with Operations, Customer Care, and Executive Leadership to ensure successful onboarding and long-term customer satisfaction while maintaining a strong focus on new revenue generation.

Key Responsibilities
Business Development & Sales

Identify, qualify, and pursue new commercial janitorial, sanitation, and facility services opportunities within small to mid-sized businesses (SMB).
Execute territory growth plans aligned with company revenue objectives.
Generate new business through cold calling, networking, referrals, LinkedIn, ZoomInfo, industry associations, and self-generated prospecting.
Build relationships with facility managers, property managers, asset managers, building owners, procurement teams, and executive decision-makers.
Conduct discovery meetings, facility walkthroughs, and operational assessments.
Develop pricing strategies, proposals, service agreements, and presentations.
Lead contract negotiations and successfully close profitable recurring service agreements.
Consistently maintain a healthy sales pipeline capable of achieving revenue goals.

Client Solutions & Account Transition

Evaluate existing service programs and identify opportunities for operational improvement.
Collaborate with Operations and Customer Care teams to develop staffing plans and implementation strategies.
Ensure a seamless transition from sales to operations while maintaining accountability for proposal commitments.

Market Development & Relationship Building

Establish Whitlock as a trusted facility services partner throughout the Dallas-Fort Worth market.
Participate in BOMA, IFMA, Chamber of Commerce, networking events, trade associations, and community activities.
Develop and maintain referral partnerships with industry influencers and strategic partners.

CRM & Forecasting

Maintain accurate prospect, pipeline, and forecasting data within CRM.
Track sales activity, opportunity stages, and revenue projections.
Provide market intelligence and competitive insights to leadership.
Support company marketing initiatives and lead generation campaigns.

Qualifications

Education & Experience

Bachelor's Degree preferred or equivalent sales experience.
Minimum 3 years of successful B2B sales experience.
Proven track record of prospecting, qualifying, and closing new business.
Experience selling commercial janitorial, facility services, sanitation services, property management solutions, building maintenance, security, landscaping, HVAC, office technology, or other recurring service contracts preferred.
Experience presenting solutions to executive decision-makers and conducting consultative sales conversations.
Experience developing proposals, responding to RFPs, and negotiating service agreements preferred.

Skills & Competencies

Strong hunter mentality with a passion for generating net-new business.
Consultative selling and relationship-building expertise.
Excellent communication, presentation, negotiation, and closing skills.
Strong organizational and territory management capabilities.
Ability to manage multiple opportunities simultaneously.
Proficiency with CRM systems and Microsoft Office Suite.
Self-motivated, results-oriented, and highly accountable.
