Full Job Description

Training and Performance Manager

Reports to: Director, Business Improvement

Location: Atlanta

This key position is a hands-on, field-facing role responsible for working directly with onsite teams to strengthen performance, build confidence, and drive consistency across the portfolio. Success will be seen in operational and financial improvements at the properties.

We’re looking for someone who is engaging, credible, and able to turn business expectations into real, day-to-day behaviors that impact the bottom line. This is not a behind-the-scenes role. It’s for someone who enjoys being in the field, working with teams, and helping people grow.

Key Responsibilities

Field Training & Team Development

· Deliver practical, real-world training that improves onsite team performance.

· Lead in-person and virtual sessions focused on leasing, customer experience, and operations

· Provide hands-on coaching in the moment so teams can apply what they’re learning

· Deliver onboarding, role-based training, and targeted support to address performance gaps

· Reinforce company processes, systems, and expectations through follow-up and ongoing support

· Use a mix of in-person, virtual, and Aspire-based training to keep teams engaged

Coaching & Performance Support

· Observe performance and provide clear, direct coaching

· Strengthen leasing conversations, follow-up, and execution across teams

· Support managers in reinforcing expectations and accountability

· Conduct call reviews to improve consistency and conversion

Operational Alignment

· Partner with Business Managers and Regional Managers to support team performance

· Identify performance gaps and work directly with teams to improve them

· Support rollouts by ensuring teams understand expectations and execute effectively

· Share clear, practical, and actionable feedback with leadership

Systems & Tools

· Support teams in using CRM and Aspire effectively

· Ensure onboarding and required training are being used and understood

What Success Looks Like

· Teams are confident, consistent, and effective

· Leasing execution improves, including response time, follow-up, and conversions

· Managers actively coach and reinforce expectations

· Property performance meets or exceeds budgeted goals

We’re Looking for A Person Who Is

· Engaging, energetic, and comfortable leading a room

· Able to connect performance goals to the steps needed to achieve them

· Hands-on and willing to work side-by-side with teams

· Practical and able to turn expectations into action

Experience

· 4-5 years of multifamily experience in leasing, operations, or team leadership

· Experience training or coaching in a hands-on environment

· Familiar with Yardi, Aspire, and CRM tools
