This is not an entry-level or administrative coordinator position. We are seeking an experienced construction purchasing professional who can independently bid, buy out, contract, and procure multiple high-end residential and or development projects while staying ahead of construction schedules.
The Opportunity
Emery Lane Homes and Development is seeking an organized, driven, and highly proactive purchasing professional to support large custom homes, residential developments, multifamily projects, and/or select small commercial projects.
This position will take ownership of trade bidding, scope review, subcontractor contracting, material takeoffs, purchasing, delivery coordination, and cost control across approximately six to eight active projects at a time.
The right candidate understands how a project is built, can read construction plans without being walked through every detail, and recognizes that successful purchasing requires urgency, accuracy, persistent follow-through, and strong vendor relationships.
You must be comfortable moving quickly, identifying missing scope before it becomes a field issue, and holding trades and suppliers accountable for pricing, lead times, and commitments.
What You Will Own
- Project buyout and trade contracting: Prepare bid packages, solicit and level competitive bids, identify scope gaps, negotiate pricing and terms, and issue complete subcontract agreements and purchase orders.
- Material takeoffs and purchasing: Perform accurate, plan-based material takeoffs and source and purchase project materials as required.
- Multiple concurrent projects: Maintain clear purchasing priorities, procurement schedules, decision deadlines, and open-item logs across six to eight projects in various stages of construction.
- Vendor and trade management: Build dependable relationships, confirm capacity and availability, obtain current pricing, and follow through until contracts, orders, and deliveries are complete.
- Schedule-driven procurement: Work backward from construction schedules to manage selections, approvals, deposits, fabrication timelines, long-lead items, and required jobsite delivery dates.
- Budget and cost control: Purchase within approved budgets, compare bids to estimates, identify variances early, verify invoices against contracts and purchase orders, and maintain accurate cost documentation.
- Plan and scope coordination: Read architectural, structural, civil, landscape, pool, and design documents; reconcile discrepancies; and coordinate questions with project managers, superintendents, designers, architects, vendors, and trade partners.
- Buildertrend administration: Maintain current bids, contracts, purchase orders, selections, lead times, delivery dates, invoices, change documentation, and procurement notes in Buildertrend.
- Field support: Coordinate deliveries and site readiness, visit projects when needed, and respond quickly when a material, scope, or trade issue could affect production.
Required Experience
- Minimum of five years of hands-on purchasing, estimating, preconstruction, or project coordination experience with a general contractor, custom homebuilder, or developer.
- Demonstrated responsibility for subcontractor bidding, bid leveling, scope review, project buyout, purchase orders, subcontract agreements, and material procurement—not merely administrative support.
- Strong knowledge of residential construction methods, materials, scopes, sequencing, and trade responsibilities.
- Ability to read and interpret architectural, structural, civil, and design plans and produce reliable material takeoffs.
- Proven ability to manage competing deadlines and procurement requirements across at least six active construction projects.
- Strong Excel skills and experience with Buildertrend. ProCore, Jobtread, or comparable construction-management software.
- Professional and persistent communication skills, along with the confidence to negotiate with vendors and hold trade partners accountable.
- Valid driver’s license and the ability to visit jobsites and vendor locations as needed.

- Direct purchasing experience for large custom homes or luxury residential projects.
- Established relationships with Arizona residential trades, suppliers, and manufacturers.
- Experience purchasing for multiple ground-up projects from preconstruction through closeout.
- Working knowledge of custom residential, multifamily, and small commercial construction.
- Experience with on-site and off-site improvements, including pools, hardscape, landscape, and luxury outdoor living construction.
- A proven record of reducing costs, improving scopes, preventing missed orders, and keeping field teams supplied without disrupting construction schedules.

- Project managers and superintendents trust purchasing commitments without the need for repeated follow-up.
- Vendors and trade partners understand expectations and consistently meet their pricing, scheduling, and delivery commitments.
