Full Job Description

Job Description:

We are a family office searching for an experienced individual to manage its real estate portfolio of assets. Our company is a fast-growing and dynamic family office with a keen focus on profitability, high occupancy, and growth of its real estate portfolio.

Responsibilities

Directly responsible for daily management and oversight of the commercial and residential rental portfolio of assets, which include office/flex, warehouse, and retail properties
Directly responsible for property leasing, occupancy and turning the properties working directly on marketing activities or with a broker against established goals and objectives
Effectively communicate and report key performance metrics, including property/business issues, budget-to-actual results for all capital projects, leasing activity as well as monthly financial analysis of the real estate portfolio, occupancy, and market trends with a focus on return on investment
Strong lease negotiating skills, evaluating tenant credit profiles and tenant mix, working through the lease closing process with tenant
Vendor management, including the Request for Proposal process, vendor selection and negotiation of vendor contracts for optimal pricing, timely completion, and thorough execution of work
Ensure property maintenance duties and processes are well-documented and diligently followed
Ensure tenant leases are followed and tenants are held accountable to our property rules and regulations
Follow processes and procedures as it relates to tenant collections, terminating leases, lockout, and eviction if and when necessary
Ensure operational efficiency of electrical equipment, mechanical and other systems at all properties through timely inspection and repair
Ensure that company premises and facilities are kept in safe, clean and proper working condition, and are maintained to the Owner’s high standards
Communicate effectively with tenants, vendors, and other 3rdparties as a representative of the Owner, understanding that you represent the Owner first and yourself second
Are they responsible for projects?

Skills & Qualifications

Experience managing a growing portfolio of commercial, retail, residential assets and financial KPI’s and budget analysis
Team player with a positive attitude and open mindset
Proficient knowledge of electrical and mechanical systems
Experience with or working knowledge of septic systems, both residential and commercial
Proficient knowledge of blueprints, surveys, schematics and building plans
Effective communication and people management skills with the ability to effectively communicate with the property team, the executive team (CEO/Owner and CFO), tenants and vendors
Self-disciplined and the ability to carry out a task or mission when given only high-level information
Strong attention to detail
Strong problem-solving skills, including the ability to identify issues, develop, research, and offer effective resolutions in a timely manner
Experience with and working knowledge of CoStar and LoopNet

Job Type: Full-time
