We're seeking an experienced Commercial Estimator / Project Manager who thrives in a fast-paced construction environment and enjoys building relationships, solving complex challenges, and leading projects from opportunity to completion.

Position Summary:
The Commercial Estimator / Project Manager is responsible for developing new business opportunities, estimating commercial fencing projects, managing awarded work, and ensuring projects are completed safely, profitably, and with exceptional customer satisfaction.
This individual serves as the primary liaison between clients, vendors, subcontractors, and our operations team while helping drive the continued growth of Good Shepherd Fence Company.
Key Responsibilities:
Business Development
- Build and maintain relationships with general contractors, developers, municipalities, architects, engineers, facility managers, utility companies, and property owners.
- Identify and pursue new commercial opportunities through networking, referrals, cold calling, jobsite visits, and industry events.
- Utilize commercial bidding platforms including ConstructConnect, Dodge Construction Network, BuildingConnected, PlanHub, BlueBook, SAM.gov, and other procurement resources.
- Represent Good Shepherd Fence Company professionally within the construction industry.
- Develop long-term partnerships that generate repeat business.
Project Estimating:
- Review construction drawings, specifications, bid documents, and project manuals.
- Perform accurate quantity takeoffs and prepare complete project estimates.
- Develop detailed proposals based on customer requirements, project specifications, and company standards.
- Solicit pricing from vendors and subcontractors to ensure competitive and accurate bids.
- Evaluate project risks and identify value engineering opportunities.
- Prepare budgets and turnover packages for awarded projects.
- Maintain estimating databases and historical cost information.
Project Management:
- Conduct site visits, field measurements, and preconstruction meetings.
- Assess security and fencing requirements for projects across multiple markets, including:
- Commercial & Industrial Facilities
- Distribution & Logistics Centers

- Utility & Substation Projects
- Solar & Renewable Energy Facilities
- Critical Infrastructure
- Municipal & Government Projects
- Military Installations
- Educational Campuses
- Sports & Recreation Facilities
- Collaborate with clients, engineers, architects, consultants, and contractors to ensure project scope, schedule, and budgets are clearly defined.
- Coordinate procurement of materials, equipment, and subcontracted services.
- Negotiate pricing and maintain strong vendor relationships.
- Monitor project schedules, budgets, manpower requirements, and overall profitability.
- Manage project documentation including contracts, RFIs, submittals, change orders, closeout documents, and progress reports.
- Conduct regular site visits to ensure quality workmanship, safety compliance, and adherence to project specifications.
- Identify and resolve project challenges before they impact schedule or budget.
- Work closely with field supervisors, project managers, installation crews, and subcontractors to ensure successful project execution.
- Provide regular updates to leadership regarding project status, risks, and customer concerns.
Customer Experience:
- Serve as the primary point of contact throughout the entire project lifecycle.
- Maintain proactive communication with customers, superintendents, project managers, architects, and engineers.
- Deliver exceptional customer service from proposal through project completion.
- Build relationships that result in repeat business and referrals.
- Resolve issues professionally while protecting the interests of both the customer and the company.
Administrative Responsibilities:
- Maintain opportunities, estimates, contacts, and project documentation within the company CRM.
- Prepare work orders and project turnover documentation.
- Coordinate utility locate requests (811) when applicable.
- Maintain organized project files, contracts, and change orders.
- Assist fellow estimators and teammates during peak workloads.
- Collaborate closely with operations to ensure successful project execution.
Qualifications Required:
- Minimum 5 years of commercial estimating, project management, or construction management experience.
- Strong understanding of commercial construction methods and project delivery.
- Ability to read and interpret construction drawings, specifications, and contract documents.
- Experience preparing detailed cost estimates and proposals.
- Excellent organizational, communication, and negotiation skills.
- Ability to manage multiple projects simultaneously in a fast-paced environment.
- Strong attention to detail and problem-solving skills.
- Proficiency with Microsoft Office Suite (Excel, Word, Outlook).
- Valid driver's license with the ability to travel to project sites as needed.
Preferred:
- Bachelor's Degree in Construction Management, Construction Science, Engineering, Business, or a related field.
- Commercial fencing, perimeter security, or gate automation experience.
- Experience with government, utility, energy, military, or critical infrastructure projects.
