The Security Manager is responsible for the overall management, coordination, and administration of the property's security and safety operations. This position is responsible for protecting the safety and well-being of residents, guests, team members, vendors, contractors, and the property while maintaining the high standards of service and professionalism expected within a luxury condominium community.
The Security Manager will oversee daily security operations, access control, patrol activities, emergency response, incident investigations, reporting, team performance, training, and compliance with applicable federal, state, and local requirements. The successful candidate will demonstrate strong leadership, sound judgment, exceptional communication skills, and the ability to balance security requirements with a high level of resident and guest service.
- Direct and administer all day-to-day security and safety operations for the condominium property.
- Develop, implement, and enforce security policies, procedures, protocols, and best practices designed to protect residents, guests, team members, vendors, and property assets.
- Oversee access control procedures for residents, guests, vendors, contractors, deliveries, and other authorized visitors.
- Direct and monitor security patrols throughout the interior and exterior perimeter of the property, including common areas, parking facilities, entrances, amenities, and other designated areas.
- Ensure security personnel maintain a professional, visible, and service-oriented presence throughout the property.
- Monitor security systems, surveillance cameras, alarms, access-control systems, and other security technology to ensure proper operation.
- Identify and address potential security vulnerabilities, safety hazards, suspicious activity, and undesirable conditions.
- Coordinate with Property Management to develop appropriate responses to identified security concerns.
- Maintain compliance with applicable federal, state, and local laws, regulations, OSHA requirements, and property safety standards.
- Establish and maintain safety procedures and emergency response protocols.
- Conduct and/or coordinate safety meetings, drills, training, and safety awareness programs as needed.
- Identify opportunities to improve the property's overall safety and security programs.
- Participate in property meetings and provide management with recommendations regarding security, safety, staffing, equipment, and operational needs.
- Maintain current knowledge of applicable security, safety, emergency response, and regulatory requirements.
- Direct and coordinate the security team's response to emergency situations, including fires, medical emergencies, severe weather, safety hazards, suspicious activity, threats to life or property, and other critical incidents.
- Ensure established emergency response procedures are followed and appropriate emergency services are contacted when necessary.
- Coordinate with Property Management and emergency responders during significant incidents.
- Assist with emergency preparedness planning, evacuation procedures, drills, and other life-safety initiatives.
- Maintain effective communication with residents, team members, emergency personnel, and management during emergency situations.
- Lead and/or oversee investigations involving accidents, injuries, theft, property loss or damage, unauthorized access, security violations, suspicious activity, and other incidents.
- Ensure all investigations are conducted professionally, objectively, and in accordance with company and property procedures.
- Review incident reports for accuracy, completeness, and timeliness.
- Ensure significant incidents are promptly escalated to Property Management and other appropriate parties.
- Maintain confidentiality of sensitive information and investigative matters.
- Serve as the primary property liaison with local law enforcement, fire rescue, emergency medical services, and other governmental agencies as appropriate.
- Oversee the preparation, review, and maintenance of all required security reports, daily activity logs, incident reports, investigation documentation, inspection records, and other departmental records.
- Ensure documentation is accurate, complete, timely, and maintained in accordance with company and property requirements.
- Review security logs and reports to identify trends, recurring concerns, or opportunities for operational improvement.
- Prepare management reports and recommendations regarding security incidents, staffing, training, equipment, and property safety concerns.
- Promote a professional, courteous, and service-oriented security environment consistent with the standards of a luxury condominium community.
- Respond to resident and guest concerns, inquiries, and requests in a timely and professional manner.
- Ensure security personnel understand that exceptional customer service is an integral part of the property's security operation.
- Address security-related resident concerns while maintaining appropriate confidentiality and established property protocols.
- Build positive working relationships with residents, Board members, Property Management, vendors, contractors, and other property stakeholders.
- Recruit, interview, select, onboard, train, and develop security team members in accordance with company procedures.
- Establish staffing schedules and ensure appropriate security coverage based on property operations and identified security needs.
- Supervise, coach, and develop security personnel to ensure consistent performance and adherence to property standards.
- Conduct performance evaluations and provide ongoing feedback, coaching, recognition, and corrective action when appropriate.
- Ensure all team members receive required security, safety, emergency response, customer service, and property-specific training.
- Monitor attendance, punctuality, appearance, conduct, and overall performance of security personnel.
- Foster a professional, accountable, and team-oriented department culture.
- Assist with the development and management of the security department's annual operating budget.
- Monitor departmental expenses and operational costs and identify opportunities for cost-effective improvements.
- Assist with forecasting staffing, equipment, technology, training, and other operational needs.
- Evaluate security equipment, systems, and services and make recommendations to Property Management regarding upgrades or replacements.
- Maintain appropriate inventory and ensure security equipment and supplies are properly maintained and available.
- Oversee the property's lost-and-found program.
- Ensure all found property is properly documented, secured, and maintained in accordance with established procedures.
- Ensure reasonable efforts are made to identify and return lost property to its rightful owner.
- Maintain appropriate records and documentation for lost-and-found items.
- Previous management or supervisory experience in security, law enforcement, hospitality, luxury residential, condominium, hotel, or a related environment.
- Experience managing security operations within a luxury condominium, high-rise residential community, resort, hotel, or similarly high-service environment strongly preferred.
- Strong knowledge of security operations, access control, emergency response, incident investigation, and safety procedures.
- Working knowledge of applicable federal, state, and local safety and security requirements.
- Strong leadership, organizational, communication, and interpersonal skills.
- Ability to exercise sound judgment and make effective decisions during routine and emergency situations.
- Exceptional customer service skills and the ability to interact professionally with residents, guests, Board members, team members, vendors, and emergency personnel.
- Strong written and verbal communication skills with the ability to prepare clear and accurate reports.
- Proficiency with security technology, surveillance systems, access-control systems, radios, and computer-based reporting systems preferred.
- Ability to maintain confidentiality and exercise discretion when handling sensitive information.
- Florida security licensing and certifications as required by applicable law and property requirements.
- CPR/AED, First Aid, and other applicable safety or emergency response certifications preferred.
- Must be available to respond to emergencies and operational needs outside of normal business hours when required.
- Ability to walk and patrol the property for extended periods.
- Ability to stand for extended periods and conduct interior and exterior inspections.
- Ability to respond promptly to emergency situations.
- Ability to work outdoors and in varying weather conditions when conducting property patrols or responding to incidents.
- Ability to use radios, telephones, computers, surveillance systems, and other security equipment.
The Security Manager is expected to consistently demonstrate professionalism, integrity, discretion, accountability, leadership, and exceptional customer service. This position is a key representative of the condominium and must maintain a polished, professional presence while ensuring that security operations are conducted effectively and respectfully.
The Security Manager must be able to balance the enforcement of property rules and security protocols with the service expectations of a luxury residential community, creating an environment where residents and guests feel both safe and well cared for.
