Full Job Description

Title: Property Manager
FLSA Status: Full Time Employee / Exempt / Salaried
Reports to: Executive Vice President
Purpose: Responsible for the leasing and operational and financial success of the apartment portfolio, approximately 125 apartments broken out to approximately 15 buildings ranging in size from 4 apartment to 40 apartments; responsible for a maintenance technician who is responsible for turns and maintenance.

Essential Job Duties and Responsibilities:
● Oversees the operations of the properties within the financial guidelines by reviewing owner guidelines as each community will have a separate owner
● Maximize each property’s income, minimize expenses and grow net property operating income
● Oversee the maintenance technician/manager and vendors
● Ensures communities are leased at or above market rents
● Review and complete market surveys for new leases as well as renewal leases
● Oversee delinquency to maximize rental collections each month
● Review and schedule open work orders to ensure work is being addressed and completed in a timely and satisfactory manner
● Help entire company to create best practices and make suggestions for company policies as needed
● Review marketing and online reputation

Supervisory Responsibilities: Maintenance manager and technician, Assistant Manager

Knowledge, Skills and Experience required (unless otherwise noted):
● Three (3) years experience in managing/leasing multi-family properties or similar industry as well as employee management. Bonus to have certification in the multi-family (ARM, CAM, NALP, etc.),
● Have excellent written and verbal communication
● General knowledge and awareness of safety issues
● Ability to problem solve, make decisions, and resolve conflict
● Ability to work well under pressure
● Ability to work with/without direct supervision and the ability to be a team leader.
● Must have excellent computer skills and have industry software experience.
● Strong, positive, motivational leadership style in managing multiple teams to success
● Must have a high sense of urgency in completing all tasks, while maintaining a strong detail orientation and consistent service.
● Excellent knowledge of local, state and federal resident/property management laws/guidelines
● Possess knowledge of competitive properties and market knowledge within the region
● Experience managing/supervising 1 or more employees
● Superior budget experience, can interpret, make assumptions, create property budgets and macro detail

● Working conditions are normal for a fast-paced real estate management environment.
● Mid to high level stress during peak performance times.
● Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to frequently walk property, including 4 flights of stairs, to complete physical inspections, deliver resident communications, and show apartments.

● Be able to effectively verbally communicate with residents, staff, supervisors, vendors, etc.
● Requires sitting for long periods of time (frequently).
● Requires periodic walking primarily on a level surface throughout the workday.
● Requires reaching continually throughout the workday (mouse, keyboard, telephone).
● May include lifting up to 25 pounds for files on a regular basis. Proper lifting techniques required.

Must have a reliable vehicle to perform community inspections and leasing. Must have proof of liability insurance for same.

Job Type: Full-time

Pay: $65,000.00 - $70,000.00 per year
