Full Job Description

Overview

Burkely Communities is seeking an energetic, sales-focused Community Manager to lead the lease-up of two brand-new residential communities: Trinity Park in Durham (40 Units) and Oakwood in Raleigh (27 Units). Both communities are located in highly desirable areas and will feature newly constructed townhomes.

The initial focus of this position, with the support of Burkely Communities’ regional team, will be generating traffic, securing leases, and successfully guiding both communities through their lease-up periods. Initial leasing is expected to begin mid-September with first move-ins starting November, with approximately one new building being delivered each month through the second quarter of 2027.

Following the initial lease-up, this position will transition into the ongoing management of both communities. The role will continue to include leasing and resident relations while assuming responsibility for the day-to-day performance and operations of both properties.

Primary Responsibilities

Lease-Up

Lead leasing efforts for both Trinity Park and Oakwood throughout the initial lease-up.
Become highly knowledgeable about each community, its townhomes, amenities, neighborhood, pricing, availability, and competitive advantages.
Respond promptly and professionally to prospective residents.
Conduct property and townhome tours at both locations.
Build relationships with prospects and consistently follow up to convert leads into leases.
Manage applications, screening, lease preparation, move-in coordination, and related leasing documentation.
Maintain accurate availability, pricing, prospect, and leasing information within the property management and lead-management systems.
Assist with outreach marketing, local partnerships, resident referral efforts, social media content, and community events.
Monitor traffic, conversions, competitor activity, and market conditions.
Provide regular updates regarding leasing activity, prospect feedback, objections, and opportunities.
Help ensure each newly delivered building is ready to show, lease, and welcome residents.
Work collaboratively with construction, maintenance, marketing, and operations teams throughout the delivery and stabilization process.
Ensure compliance with company policies, Fair Housing requirements, lease documents, and applicable laws.
Create a welcoming neighborhood experience and help establish the culture of both communities from the beginning.

Ongoing Property Management after initial Lease-Up

Following the initial lease-up, this will transition to a hybrid remote/on-site position managing both communities. While much of the administrative and sales tasks may be performed remotely, the Leasing Manager will be expected to maintain a regular on-site presence at both the Raleigh and Durham properties to support resident events, renewal efforts, property inspections, move-ins, leasing tours, and other community needs.

Schedule and Travel

This is a full-time non-exempt position designed to average 30-32 hours per week, with benefits available.

Because this role supports communities in both Raleigh and Durham, the Leasing Manager must have reliable transportation and the ability to work at both locations during the week. The schedule and allocation of time between the two properties will vary depending on building deliveries, appointments, leasing activity, resident needs, and operational priorities.

Some weekend availability may be required, particularly during the lease-up period, for scheduled tours, open houses, move-ins, and leasing events. Greater scheduling flexibility may be available after the communities complete their initial lease-up.

Qualifications

Strong leasing, sales, customer-service experience required.
Property-management experience required.
A genuine enthusiasm for sales, relationship-building, and helping people find a home.
Ability to independently manage responsibilities across two locations.
Strong organization, follow-up, communication, and time-management skills.
Comfortable working in a changing lease-up environment where priorities may shift as new buildings are delivered.
Ability to take ownership, solve problems, and communicate proactively.
Confidence using property-management software, lead-management tools, email, and standard office technology.
Knowledge of Fair Housing requirements preferred.
Reliable transportation and a valid driver’s license are required.

Compensation and Benefits

$24-26 per hour
Competitive lease-up bonus structure
Ongoing performance bonus opportunity following the initial lease-up

· Travel Reimbursement: Mileage reimbursement or a monthly travel allowance will be provided for required travel between the Raleigh and Durham communities. Available options and the final reimbursement structure will be discussed during the interview and hiring process.

Benefits available to eligible full-time employees that average at least 30 hours per week.
