Job Overview:

Boggs Realty, an award-winning leading real estate firm in Hinesville, GA, is seeking a motivated Associate Property Manager to assist in management of our portfolio of residential properties. The ideal candidate will have a background in real estate and property management, excellent communication skills, prior management skills, and the ability to manage multiple tasks effectively. A current Georgia Real Estate License is a plus! This position offers a competitive base salary with the potential for profit-sharing based on the performance and growth of the managed properties.

Key Responsibilities:

Property Oversight: Manage day-to-day operations of rentals, including tenant relations, lease agreements, maintenance, and property inspections.
Financial Management: Prepare and manage property budgets, track income and expenses, and ensure timely rent collection. Provide regular financial reports to property owners and company management.
Tenant Relations: Serve as a point of contact for tenants, addressing any issues or concerns, and ensuring a high level of tenant satisfaction.
Lease Management: Handle the leasing process from start to finish, including marketing vacant units, screening potential tenants, and negotiating lease terms.
Maintenance Coordination: Oversee maintenance and repairs, ensuring all properties are well-maintained and comply with safety regulations. Work with vendors and contractors to complete necessary work efficiently.
Legal Compliance: Ensure all properties are managed in compliance with local, state, and federal regulations, including fair housing laws and Georgia real estate regulations.
Profitability & Growth: Identify opportunities to increase property value and profitability. Engage in activities that contribute to the growth of the managed portfolio.
Reporting: Provide regular updates to property owners on property performance, including occupancy rates, financial performance, and any significant issues.
Team Collaboration: Work productively with members of the rental team in their day to day responsibilities, ensuring department and company success within Property Management.

Qualifications:

Experience in real estate leasing or property management, preferably in residential and commercial real estate.
Knowledge of property management principles, regulations, and best practices.
Preferred: Prior experience with Appfolio or similar rental platforms.
Excellent organizational, multitasking, and problem-solving skills.
Strong interpersonal and communication skills, with the ability to interact effectively with tenants, property owners, and vendors.
Proficient in property management software and Microsoft Office Suite.
Ability to work independently and as part of a team.
Detail-oriented with a focus on delivering high-quality service.
Must have a valid Driver’s License.

Compensation:

Competitive base salary. TBD based on qualifications and experience.
Potential for profit-sharing based on portfolio performance and growth.
PTO Accrual and Paid Holidays.

Reports to: Director of Property Management
