JOB DESCRIPTION
Position Title: Facilities Maintenance Technician
Department: Physical Plant
Reports To: Director of Facilities Services
Employment Status: Full-time with benefits
Work Location: On-campus
Work Schedule: Monday–Friday, 8:00 a.m. – 5:00 p.m., with occasional evening, weekend, holiday, or emergency work as required by campus operations
POSITION SUMMARY
The Facilities Maintenance Technician is responsible for maintaining the college's buildings, grounds, facilities, equipment, and surrounding campus areas in a safe, clean, functional, attractive, and well-maintained condition. The position performs a broad range of skilled and semi-skilled maintenance, repair, custodial-support, grounds, painting, flooring, and general facilities-related duties.
The Facilities Maintenance Technician responds to routine maintenance requests, performs preventative maintenance, identifies facility deficiencies, completes general repairs, assists with building and grounds projects, and supports the college's events and daily operations. The position requires a practical working knowledge of building systems, tools, equipment, materials, and maintenance procedures, as well as the ability to troubleshoot problems and determine when specialized contractors or outside vendors are required.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. General Building Maintenance and Repairs
- Perform routine maintenance, repairs, adjustments, and minor installations throughout campus buildings and facilities.
- Inspect buildings and facilities regularly to identify maintenance needs, safety concerns, deterioration, damage, or potential problems.
- Repair or replace door hardware, hinges, locks, closers, handles, thresholds, trim, and related components.
- Repair minor drywall, plaster, ceilings, baseboards, molding, cabinets, shelving, and other interior building components.
- Repair or replace damaged ceiling tiles and other non-structural building materials.
- Perform minor carpentry work, including measuring, cutting, assembling, installing, and repairing wood and composite materials.
- Repair furniture, fixtures, cabinets, shelving, bulletin boards, and other campus furnishings as needed.
- Perform minor plumbing repairs, such as replacing faucets, toilet components, valves, supply lines, drains, and other fixtures, within the scope of training and authorization.
- Perform minor electrical-related maintenance, such as replacing lamps, switches, receptacles, covers, and other components when permitted by applicable law, code, and college policy.
- Replace light bulbs, lamps, ballasts, LED components, batteries, and other routine lighting components as appropriate.
- Respond to leaks, spills, damaged fixtures, broken equipment, and other facility issues.
- Assist qualified personnel and licensed contractors with electrical, plumbing, HVAC, fire protection, and other specialized work.
- Maintain and repair exterior building components, including signs, railings, gates, fences, and other fixtures.
- Perform basic weatherproofing and sealing work, including caulking and minor repairs around windows, doors, fixtures, and other building penetrations.
2. Preventative Maintenance
- Perform scheduled preventative maintenance on buildings, equipment, fixtures, and facilities.
- Conduct routine inspections of mechanical rooms, utility areas, buildings, grounds, and common areas.
- Check equipment and facility components for signs of wear, damage, leaks, deterioration, or unsafe conditions.
- Lubricate, adjust, clean, tighten, and service equipment and components as appropriate.
- Maintain preventative maintenance schedules and document completed work.
- Identify recurring maintenance problems and recommend corrective measures.
- Assist with maintaining inventories of maintenance supplies, tools, equipment, and replacement parts.
- Help establish and maintain a preventive maintenance program designed to reduce emergency repairs and extend the useful life of campus assets.
3. Interior Painting and Wall Finishes
- Prepare surfaces for painting by cleaning, sanding, scraping, patching, caulking, and priming.
- Paint classrooms, offices, hallways, common areas, residence facilities, meeting spaces, restrooms, and other campus interiors.
- Perform touch-up painting and finish repairs as needed.
- Paint doors, frames, trim, baseboards, railings, cabinets, and other appropriate surfaces.
- Select appropriate paints, primers, coatings, brushes, rollers, sprayers, and related materials.
- Maintain consistent colors, finishes, and professional appearance throughout campus facilities.
- Protect floors, furniture, equipment, and fixtures during painting projects.
- Properly clean and store painting equipment and materials after use.
- Maintain appropriate records of paint colors and products used in campus facilities.
4. Floor Maintenance
- Perform routine floor maintenance in academic, administrative, residential, athletic, and common-use facilities.
- Clean, strip, scrub, seal, wax, buff, polish, and refinish floors as appropriate for the flooring material.
- Operate floor machines, buffers, extractors, wet/dry vacuums, and other floor-care equipment.
- Maintain tile, vinyl, resilient flooring, concrete, carpet, and other flooring surfaces.
- Perform minor repairs to flooring and replace damaged individual tiles or other components when appropriate.
- Clean and maintain carpeted areas, including spot cleaning and extraction.
- Assist with carpet installation, removal, and repair when qualified.
- Maintain appropriate floor-care schedules for high-traffic areas and special-use facilities.
- Ensure floors are maintained in a clean, safe, attractive, and slip-resistant condition.
5. Grounds and Landscape Maintenance
- Maintain the appearance, cleanliness, safety, and general condition of campus grounds.
- Mow, edge, trim, and maintain lawns and landscaped areas.
- Operate lawn mowers, trimmers, blowers, edgers, utility vehicles, and other grounds equipment.
- Perform routine landscape maintenance, including weeding, pruning, planting, mulching, and removal of dead or damaged vegetation.
- Water landscaped areas and monitor irrigation systems for apparent problems.
- Perform minor irrigation repairs and adjustments within the scope of training and authorization.
- Maintain trees, shrubs, flower beds, planting areas, and other landscaped features.
- Remove leaves, branches, litter, debris, and other materials from campus grounds.
- Maintain sidewalks, walkways, entrances, patios, courtyards, parking areas, and other exterior areas.
- Assist with seasonal grounds preparation and weather-related campus cleanup.
- Apply fertilizers, herbicides, pesticides, or other chemicals only when properly trained, authorized, and licensed as required by law.
- Assist with snow, ice, storm debris, or other weather-related maintenance activities when applicable.
- Maintain grounds equipment and report equipment requiring repair or replacement.
6. Campus Cleanliness and Appearance
- Maintain a clean, orderly, safe, and professional appearance throughout campus facilities and grounds.
- Remove trash, debris, unwanted materials, and other items from maintenance and work areas.
- Clean work areas after completing maintenance or repair projects.
- Assist custodial personnel with facility-related needs when appropriate.
- Respond to spills, minor facility damage, and other conditions that may create safety or appearance concerns.
- Identify and report conditions requiring custodial, maintenance, safety, or contractor attention.
7. HVAC and Building Systems Support
- Perform routine visual inspections of HVAC equipment and building mechanical systems.
- Replace filters and perform other routine HVAC maintenance within the scope of training and authorization.
- Monitor mechanical equipment for unusual sounds, odors, leaks, temperature problems, or other indications of malfunction.
- Report HVAC problems to the Facilities Manager or appropriate service provider.
- Assist HVAC technicians and contractors with access, basic maintenance support, and related work.
- Monitor building conditions and report potential heating, cooling, ventilation, or humidity problems.
8. Safety and Emergency Response
- Maintain awareness of campus safety requirements and promptly address or report unsafe conditions.
- Respond to maintenance emergencies and urgent facility problems as directed.
- Assist with emergency response involving leaks, flooding, power outages, weather events, damaged facilities, or other building-related incidents.
- Place appropriate warning signs, barricades, cones, or other protective measures around hazardous conditions.
- Maintain work areas in compliance with applicable safety requirements.
- Use appropriate personal protective equipment (PPE).
- Follow OSHA requirements, college safety policies, manufacturer's instructions, and established maintenance procedures.
- Immediately report significant safety hazards, property damage, injuries, or potentially dangerous conditions.
- Assist with emergency preparedness and campus emergency operations as assigned.
9. Tools, Equipment, and Vehicles
- Safely operate hand tools, power tools, ladders, lifts, maintenance equipment, grounds equipment, and other machinery appropriate to assigned duties.
- Maintain tools and equipment in clean, safe, and serviceable condition.
- Conduct routine inspections of tools and equipment before use.
- Report damaged, defective, or unsafe equipment immediately.
- Maintain college-owned vehicles and equipment in a clean and orderly condition.
- Operate campus vehicles and utility equipment in accordance with college policies and applicable laws.
- Maintain appropriate records regarding equipment use, inspections, maintenance, and repairs.
10. Work Orders and Documentation
- Receive, prioritize, and complete assigned maintenance work orders.
- Respond promptly and professionally to requests from faculty, staff, students, and other members of the college community.
- Document work performed, materials used, problems identified, and additional work required.
- Communicate unresolved issues to the Facilities Manager.
- Maintain accurate records of preventative maintenance and repairs.
- Track materials and supplies used on maintenance projects.
- Recommend replacement of equipment, fixtures, or building components that are no longer economical or practical to repair.
11. Event and Campus Activity Support
- Assist with the physical setup and breakdown of college events, meetings, ceremonies, athletic activities, and special programs.
- Move tables, chairs, staging, equipment, barricades, signs, and other materials as required.
- Assist with preparing facilities for commencement, orientation, conferences, performances, athletic events, and other major campus activities.
- Provide facilities support before, during, and after special events.
- Assist with evening and weekend events as assigned.
- Return facilities to their normal configuration following events.
12. Contractor and Vendor Support
- Assist Facilities leadership in coordinating access for contractors and service providers.
- Provide access to mechanical rooms, buildings, equipment, and other areas as authorized.
- Monitor routine contractor activities for compliance with established college procedures.
- Report contractor-related concerns to the Facilities Manager.
- Assist with documenting completed contractor work.
- Help ensure that contractors leave work areas clean and safe.
13. Inventory and Supply Management
- Maintain adequate supplies of commonly used maintenance materials.
- Monitor inventory levels and notify the Facilities Manager when supplies need to be replenished.
- Receive, organize, and store maintenance materials appropriately.
- Maintain orderly maintenance shops, storage rooms, mechanical areas, and supply areas.
- Assist in maintaining an inventory of tools, equipment, parts, paint, flooring materials, hardware, plumbing supplies, and other maintenance materials.
14. Customer Service and Campus Relations
- Provide courteous, professional, and responsive service to students, faculty, staff, administrators, visitors, and contractors.
- Maintain a professional appearance and demeanor while representing the college.
- Communicate clearly regarding maintenance schedules, disruptions, and completed work.
- Protect the privacy and security of offices, classrooms, residences, and other campus spaces while performing assigned work.
- Exercise sound judgment when working in occupied buildings.
- Maintain positive working relationships with other Facilities employees and departments throughout the college.
OTHER DUTIES
- Assist with campus improvement, renovation, and construction projects as assigned.
- Assist with furniture and equipment moves.
- Assist with building inspections and campus condition assessments.
- Assist with preparation of facilities for academic terms and special events.
- Participate in training programs, safety meetings, and professional development activities.
- Maintain required certifications and licenses.
- Perform other duties and responsibilities as assigned by the Director of Facilities Services or other authorized supervisor.
REQUIRED QUALIFICATIONS
Education
- High school diploma or equivalent required.
- Technical, vocational, trade school, or community college coursework in facilities maintenance, construction, building trades, landscaping, HVAC, electrical, plumbing, or a related field is preferred.
Experience
- Minimum of [2] years of experience in general maintenance, facilities maintenance, construction, building trades, landscaping, or a closely related field preferred.
- Experience working in an institutional, commercial, educational, governmental, residential, or similar facilities environment is preferred.
- Demonstrated experience with general building repairs, painting, flooring, grounds maintenance, or related maintenance activities.
Knowledge, Skills, and Abilities
- Knowledge of basic building maintenance and repair practices.
- Working knowledge of common hand tools and power tools.
- Ability to perform basic carpentry, drywall, painting, plumbing, electrical, flooring, and general repair tasks.
- Ability to operate grounds maintenance equipment safely.
- Ability to read and follow manufacturer's instructions, safety procedures, work orders, and basic plans or diagrams.
- Ability to identify maintenance problems and determine appropriate corrective action.

CERTIFICATIONS AND LICENSES
- Valid driver's license and acceptable driving record required.
- Ability to obtain and maintain any certifications required for assigned duties.
- Appropriate licenses or certifications may be required for specific work involving electrical systems, HVAC, refrigerants, pesticides, forklifts, aerial lifts, or other regulated activities.
PHYSICAL REQUIREMENTS

WORKING CONDITIONS
The Facilities Maintenance Technician works in a variety of environments, including classrooms, offices, laboratories, residence facilities, athletic facilities, mechanical rooms, storage areas, workshops, parking areas, sidewalks, landscaped areas, and other campus locations.
