EPM Iowa is seeking a skilled, dependable, and self-motivated Master Plumber / Property Maintenance Technician to lead our in-house plumbing work and assist with general property maintenance throughout the Cedar Valley.
Plumbing will be your primary responsibility. You will perform installations and repairs, coordinate permits and inspections, ensure code compliance, and serve as EPM Iowa’s plumbing Master of Record. You will also assist with carpentry, painting, flooring, drywall, unit turnovers, and other property-maintenance work when plumbing projects do not require your full attention.
This is a hands-on position for someone who takes ownership, works well independently, solves problems, and is willing to help wherever needed to carry work orders and projects through completion.
Responsibilities
- Perform plumbing installations, repairs, maintenance, and replacement work throughout EPM Iowa’s managed properties.
- Diagnose and repair issues involving toilets, faucets, sinks, showers, tubs, water heaters, water lines, drains, waste and vent systems, sump pumps, and related components.
- Complete plumbing work associated with unit turnovers, property renovations, and maintenance work orders.
- Serve as EPM Iowa’s plumbing Master of Record.
- Assist EPM Iowa in obtaining and maintaining its Iowa plumbing contractor license.
- Prepare and submit plumbing permit applications.
- Coordinate required inspections and promptly correct inspection issues.
- Ensure all plumbing work complies with Iowa plumbing codes, local requirements, and applicable safety regulations.
- Read and interpret construction plans, blueprints, schematics, and technical information.
- Evaluate project scope and determine labor, materials, equipment, and time requirements.
- Prepare plumbing estimates and accurate material lists.
- Plan and organize work before arriving at the property.
- Supervise licensed plumbers, journeypersons, apprentices, or other maintenance team members as the department grows.
- Assign work, provide direction, and help keep projects on schedule.
- Test completed systems and maintain high standards of quality control.
- Clearly document work performed, materials used, property conditions, and recommended follow-up work.
- Communicate professionally with residents, property owners, vendors, inspectors, and EPM Iowa team members.
- Provide timely updates regarding project progress, delays, access issues, and additional repairs that may be needed.
- Protect residents’ belongings and leave occupied units clean and orderly.
- Maintain clean, organized, and safe jobsites.
- Follow OSHA requirements and company safety procedures.
- Assist with carpentry, painting, flooring, drywall repairs, trim work, cabinet installation, demolition, appliance installation, and other general property-maintenance tasks.
- Work independently, solve field problems, and carry assigned work orders through completion.
Required Qualifications
- Active Iowa Master Plumbing license in good standing.
- Eligible and willing to serve as EPM Iowa’s Master of Record for plumbing.
- Not currently serving as the plumbing Master of Record for another contractor unless prior approval has been obtained from the Iowa Plumbing and Mechanical Systems Board.
- Residential plumbing installation, service, repair, and maintenance experience.
- Strong knowledge of plumbing systems, building codes, permitting, inspections, and construction safety.
- Ability to diagnose problems and make effective, cost-conscious repair decisions.
- Ability to read blueprints, schematics, specifications, and construction plans.
- Ability to accurately measure, calculate pipe sizes, prepare material lists, and estimate plumbing work.
- Experience safely operating plumbing tools, hand tools, power tools, and pipe-cutting or threading equipment.
- Valid driver’s license and a dependable driving record.
- Ability to work independently without constant supervision.
- Strong problem-solving, organizational, documentation, and communication skills.
- Willingness to perform both plumbing and general property-maintenance work.
- Professional appearance and conduct when working in occupied properties.
- Ability to perform the physical requirements of property maintenance, including lifting and carrying materials, climbing ladders, bending, kneeling, and working in confined spaces.
Preferred Qualifications
- Property-maintenance or property-management experience.
- Experience working in occupied rental properties.
- Experience pulling permits and coordinating inspections in Waterloo and surrounding communities.
- Experience supervising apprentices, plumbers, or maintenance technicians.
- Plumbing estimating and project-planning experience.
- General knowledge of domestic water, waste and vent, gas-piping, and HVAC-related systems.
- Carpentry, flooring, painting, drywall, trim, cabinet, or appliance-installation experience.
- Experience with rental-property renovations and unit turnovers.
- Commercial or multifamily plumbing experience.
