Full Job Description

About the Role

We are seeking an experienced DSCR Loan Processor to manage residential investor loans from initial submission through clear-to-close. This role is critical to delivering fast, accurate, and compliant executions for real estate investors financing single-family, 2–4 unit, and small multifamily rental properties.

The ideal candidate thrives in a high-volume, investor-focused environment, understands DSCR guidelines deeply, and can independently drive files forward while communicating clearly with borrowers, brokers, lenders, and internal teams.

Key ResponsibilitiesLoan Processing & File Management

Process DSCR (Debt Service Coverage Ratio) loans from intake to closing
Review loan submissions for completeness, accuracy, and guideline compliance
Order and manage third-party services (appraisal, title, insurance, rent schedules, etc.)
Analyze lease agreements, market rents, and appraisals to confirm DSCR calculations
Review borrower documentation including LLC docs, operating agreements, bank statements, and credit reports
Ensure all conditions are cleared efficiently and correctly

Communication & Coordination

Serve as the primary point of contact between borrowers, brokers, underwriters, and closing teams
Proactively request missing items and follow up to keep files moving
Provide clear status updates and set realistic expectations
Coordinate with title and escrow to ensure smooth closings

Compliance & Quality Control

Ensure adherence to lender overlays, state regulations, and investor guidelines
Maintain accurate, well-organized loan files
Identify and resolve potential issues early to avoid closing delays
Prepare files for underwriting submission and final approval

Required Qualifications

2+ years of residential loan processing experience
Direct experience processing DSCR / investor loans is required
Strong understanding of:
DSCR calculations
Rental income analysis
Appraisals (1007, 1025, rent schedules)
LLC borrower structures
Familiarity with non-QM and business-purpose lending
Experience working with LOS systems (Encompass, Arive, LendingPad, or similar)
Strong organizational skills and attention to detail
Ability to manage multiple files simultaneously in a fast-paced environment

Preferred Qualifications

Experience with fix-and-rent, cash-out refinance, and portfolio rental loans
Understanding of title vesting for investor entities
Familiarity with investor-focused lenders and non-QM guidelines
Background working with brokers and correspondent channels
