Jewish Community Housing Corporation of Metropolitan New Jersey

PROPERTY MANAGER

HUD and Tax Credit Affordable Housing Apartment Building

The Jewish Community Housing Corporation of Metropolitan New Jersey is currently seeking an experienced, qualified housing manager for a busy, established 64-unit affordable apartment building. Located in South Orange New Jersey, this apartment building provides housing for elderly and disabled adults. Above all else, the spirit of teamwork, cooperation an advocacy for elders are essential qualities for this position. The position requires the management of overall physical and daily operations of the facilities in compliance with current applicable federal, state and local requirements and in accordance with facility policies. The Property Manager must know how to comply with the rules and regulations of managing a property financed with the federal Low Income Housing Tax Credit (LIHTC) and Section 202/8 programs and have demonstrated experience successfully managing property utilizing these programs. The successful applicant should have some knowledge of community resources, good communication skills, the ability to relate well to older adults and self-motivated strong computer skills, which include HUD and Tax Credit compliance software programs.

Qualifications:

1. Minimum of three (3) years of experience managing housing in compliance with LIHTC and HUD Section 202/8standards.

2. Comprehensive understanding of LIHTC and HUD Section 202/8 rules and regulations.

3. Knowledge of Enterprise Income Verification (EIV), Fair Housing rules and regulations and Civil Rights monitoring.

4. Competency with HUD software and website resources such as OneSite, TRACS and HUDClips.

5. Certification as an Assisted Housing Manager, Tax Credit Specialist (LIHTC), Certified Occupancy Specialist (COS), or other comparable affordable housing credentials provided by or approved by HUD and the New Jersey Housing Mortgage and Finance Agency.

6. College Degree in business management or other related degrees preferred.

7. Experience in supervision of staff, to include administrative, facilities and support services.

8. Ability to be on-call outside of normal business hours, as needed, to act as emergency response coordinator.

9. Essential functions that include but not limited to grasping, lifting, pulling, pushing, reaching, standing, stooping, and walking.

10. Sensory and communicative activities essential to the performance of this position including but not limited to feeling, hearing, seeing, smelling, tasting and speaking.

11. Ability to read and write in English

12. Ability to work well under pressure.

Position/Hours: FT with Benefits (Dental, Medical, Vision, Life Insurance, Health Insurance, etc).

Salary: Based on experience and education.
