Multifamily Construction Assistant Superintendent
Position Summary
We are seeking a motivated Multifamily Construction Assistant Superintendent to assist with the day-to-day field management of new construction multifamily projects.
The Assistant Superintendent works directly with the Project Superintendent and project management team to coordinate subcontractors, monitor construction progress, maintain quality and safety standards, assist with inspections, review project plans, and help keep the project on schedule.
This position is intended for someone who wants to build a career in multifamily construction management. The Assistant Superintendent will be expected to continually develop their construction knowledge, take on increasing levels of responsibility, and work toward becoming capable of managing a multifamily project as a Superintendent.
Primary Responsibilities
- Assist the Superintendent with daily onsite construction activities.
- Help coordinate subcontractors, suppliers, deliveries, inspections, and other project activities.
- Become familiar with the overall project schedule and understand upcoming construction activities.
- Assist with developing and communicating short-term schedules and daily work priorities.
- Monitor subcontractor manpower, production, and progress.
- Follow up with subcontractors regarding incomplete work, deficiencies, scheduling commitments, and upcoming activities.
- Review project plans, specifications, details, approved submittals, and other construction documents.
- Develop a working knowledge of all project drawings, including architectural, structural, civil, mechanical, electrical, plumbing, and fire protection plans.
- Compare field conditions to the construction documents and report discrepancies or conflicts to the Superintendent.
- Assist with coordinating work between trades to prevent conflicts, rework, and delays.
- Verify that required materials are onsite or scheduled for delivery before they impact construction progress.
- Inspect work as it progresses to verify compliance with the plans, specifications, approved submittals, and company quality standards.
- Identify deficient or incomplete work and communicate issues to the Superintendent and responsible subcontractor.
- Assist with coordinating building, trade, fire, and other required inspections.
- Help prepare areas of the project for upcoming inspections.
- Track inspection results and assist with correcting failed or incomplete inspection items.
- Assist with maintaining a clean, organized, and professional jobsite.
- Help enforce company safety requirements and immediately report or correct unsafe conditions.
- Participate in regular jobsite safety inspections.
- Assist with daily reports documenting manpower, work performed, deliveries, inspections, weather conditions, delays, and significant project activities.
- Take progress photographs and maintain appropriate field documentation.
- Assist with maintaining current project plans and construction documents onsite.
- Help document construction issues and field conditions when necessary.
- Assist the Superintendent and Project Manager with gathering information needed for RFIs and other project correspondence.
- Learn to identify potential change-order work and notify the Superintendent before additional or out-of-scope work is performed.
- Participate in project meetings as requested.
- Assist with building dry-in, rough-ins, inspections, finishes, site completion, punch work, and project turnover.
- Assist with developing and managing punch lists.
- Follow up with subcontractors to ensure punch-list and corrective work is completed in a timely manner.
- Assist with owner, architect, engineer, agency, and third-party inspections.
- Maintain professional working relationships with subcontractors, suppliers, inspectors, design professionals, coworkers, and other project participants.
- Perform other project-related duties assigned by the Superintendent or project management team.
Required Qualifications
- Construction experience is preferred, with multifamily construction experience strongly preferred.
- Interest in developing a long-term career in multifamily construction management.
- Basic understanding of construction methods, terminology, and sequencing.
- Ability and willingness to learn how to read and understand construction drawings, specifications, details, and submittals.
- Strong organizational and time-management skills.
- Strong written and verbal communication skills.
- Ability to communicate effectively with subcontractors and coworkers.
- Ability to follow direction while also working independently when assigned responsibility.
- Willingness to take initiative and accept increasing levels of responsibility.
- Ability to identify problems and bring them to the attention of the Superintendent.
- Basic computer and technology skills necessary for construction management and project communication.
- Valid driver's license.
- Ability to work full-time onsite and work additional hours when required by project conditions or schedule.
Preferred Qualifications
- Previous experience with multifamily construction.
- Previous experience as an Assistant Superintendent, Field Engineer, Project Engineer, Foreman, or similar construction-related position.
- Experience with wood-frame construction.
- Experience with 3- and 4-story wood-frame multifamily projects.
- Experience with garden-style apartments, senior housing, or affordable housing.
- Familiarity with construction drawings and specifications.
- Familiarity with accessibility requirements, including ADA, Fair Housing, ANSI, and UFAS requirements.
- OSHA 10 or OSHA 30 certification.
- First Aid/CPR certification.
Development Expectations
The Assistant Superintendent position is intended to develop future Superintendents.
Assistant Superintendents are expected to actively learn the construction process rather than simply complete assigned tasks. This includes developing an understanding of how the entire project fits together and how decisions made during one phase of construction affect future phases.
Successful Assistant Superintendents are expected to:
- Learn from the Superintendent and Project Manager and actively ask questions when they do not understand something.
- Spend time reviewing the project plans and specifications rather than relying solely on field direction.
- Understand not only what work is being performed, but why it is being performed that way.
- Learn proper construction sequencing and trade coordination.
- Become familiar with all major trades involved in multifamily construction.
- Learn how to identify potential problems before they affect construction.
- Develop the ability to plan ahead rather than simply react to daily issues.
- Learn how to communicate expectations clearly to subcontractors.
- Develop the confidence and knowledge necessary to hold subcontractors accountable for schedule, quality, safety, and completion.
- Take ownership of assigned areas, buildings, trades, or phases of the project.
- Accept increasing responsibility as knowledge and experience are gained.
- Carry knowledge and lessons learned from one project and phase of construction to the next.
- Continually improve construction knowledge, leadership skills, organization, and decision-making.
- Work toward developing the knowledge and experience necessary to advance into a Superintendent position.
Leadership Expectations
Although the Assistant Superintendent works under the direction of the Superintendent, the position is part of the project's field management team and is expected to demonstrate professionalism and leadership.
The Assistant Superintendent should:
- Lead by example on the jobsite.

- Communicate problems promptly.
- Follow through on assigned tasks.
- Treat subcontractors, inspectors, owners, design professionals, and coworkers professionally.
- Maintain a professional and organized jobsite.
- Support the Superintendent in enforcing project standards.
- Be proactive and look for what needs to be done rather than waiting to be told every task.
- Take pride in the quality and appearance of the project.
Physical and Jobsite Requirements
This position requires regular work in an active construction environment and may include:
- Walking and inspecting multi-story construction projects throughout the workday.
- Climbing stairs and ladders.
- Working indoors and outdoors in varying weather conditions.
- Standing and walking for extended periods.
- Wearing required personal protective equipment.
- Occasional lifting and carrying of construction-related materials or equipment.
- Traveling to the assigned project location on a daily basis.
Advancement Opportunity
The goal of the Assistant Superintendent position is to develop individuals who can eventually assume responsibility for their own multifamily construction projects as Superintendents.
Advancement will be based on demonstrated construction knowledge, leadership ability, initiative, reliability, communication, problem-solving skills, ability to manage subcontractors, understanding of project plans and specifications, and the ability to successfully manage assigned portions of a project with progressively less supervision.
Pay: $60,000.00 - $75,000.00 per year
