Position Overview:
Whitney Management Corp. is seeking an experienced, motivated, and results-driven individual to join our team. The ideal candidate will demonstrate strong leadership, financial management, operational, and customer service skills while maintaining a commitment to the Company's standards and values.

This is a fast-paced, hands-on role that provides the opportunity to work closely with company leadership while managing the day-to-day operations and overall performance of the community.

Essential Duties & Responsibilities:

Develop and maintain a thorough understanding of company policies, procedures, and the Employee Handbook.
Manage the property in accordance with company policies and procedures while working toward established financial and operational goals.
Assist with annual budget preparation and monitor property performance against established budgets.
Ensure rents, late fees, and other applicable charges are collected, posted, and deposited accurately and timely.
Maintain effective communication with vendors and contractors regarding scheduling, billing, performance, contracts, and certificates of insurance.
Review and understand monthly financial statements, including profit and loss statements, balance sheets, and cash flow statements, and complete monthly variance reporting as required.
Ensure accounts payable invoices are accurately reviewed and submitted to the corporate office for timely processing and maintain appropriate controls over petty cash and property funds.
Oversee capital improvement projects, including vendor coordination, scheduling, and quality control.
Develop and implement strategies to maximize occupancy, leasing activity, resident retention, and overall property performance.
Maintain compliance with applicable affordable housing programs, Fair Housing requirements, company policies, and federal, state, and local regulations.
Provide leadership, direction, and support to onsite team members while promoting professional and effective communication.
Maintain accurate property records and ensure required reports and documentation are completed timely.

Position Requirements:

Minimum of five (5) years of multifamily property management experience, including demonstrated experience with property operations, financial performance, and team leadership.
Certified Apartment Manager (CAM) or Certified Apartment Portfolio Supervisor (CAPS) designation preferred.
LIHTC, HUD, Rural Development, and/or Project-Based Section 8 experience preferred, including knowledge of initial certifications, annual recertifications, and applicable housing inspections.
Strong analytical and problem-solving skills with the ability to evaluate information, identify issues, and implement appropriate solutions.
Strong written and verbal communication skills with the ability to communicate effectively with residents, employees, vendors, and company leadership.
Fair Housing certification or ability to complete required Fair Housing training before interacting independently with prospects or residents.
Proficiency with Microsoft Office, including Word, Excel, and Outlook, and experience with property management software such as RealPage and/or Yardi.
Working knowledge of NAA lease documentation, Fair Housing requirements, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable federal, state, and local requirements.
Ability and willingness to complete required company and compliance training.
Availability to work evenings, weekends, and additional hours as necessary based on property and business needs.
Ability to maintain a professional appearance and demeanor when interacting with residents, prospects, vendors, employees, and other business partners.
Ability to lift and carry up to 25 pounds, with or without reasonable accommodation.
Ability to perform the essential functions of the position with or without reasonable accommodation.
Employment is contingent upon completion of applicable pre-employment screening requirements, consistent with applicable law.

Pay: $55,000.00 - $62,000.00 per year
