Job Title: Condominium Association Property Manager

Location: The portfolio will be based in Kennebunk Maine, at Dirigo Management's Kennebunk headquarters located in Kennebunk, Maine. While the candidate will need to visit the properties routinely, they will work out of the Dirigo Management’s Kennebunk office.

Job Summary: We are seeking a highly skilled and experienced full-time Condominium Association Property Manager to oversee and manage a portfolio of condominium properties efficiently and effectively, ensuring high standards of service are upheld. The ideal candidate will demonstrate a proven track record of successful property management, exceptional organizational skills, and the ability to effectively communicate with homeowners, vendors, and board members.

Key Responsibilities:

Compliance: Assist the Board and homeowners in complying with association and government rules and regulations.
Maintenance Oversight: Oversee the maintenance of properties and facilities, ensuring high standards of orderliness, cleanliness, and safety. Implement and coordinate preventive maintenance programs.
Daily Interactions: Communicate regularly with homeowners, vendors, and contractors to address concerns, negotiate service contracts, solicit proposals, and coordinate services.
Policy Implementation: Develop and enforce policies and procedures while ensuring clear communication with staff and residents.
Financial Management: Assist in budget preparation, monitor expenses to ensure adherence to budget guidelines, and approve and code invoices weekly.
Software Utilization: Efficiently utilize property management software to enter and retrieve data, ensuring high-quality service to residents, vendors, and board members.
Financial Reporting: Review and distribute monthly financial reports, including budget comparison/variance reports, financial statements, delinquency reports, and cash flow statements, to Boards.
Meeting Participation: Attend Board and committee meetings regularly, as requested by the Board, to provide updates and address concerns.

Qualifications:

Proficiency in Microsoft Office Suite and word processing applications.
Excellent written communication skills, with a strong command of grammar, punctuation, spelling, and style.
Professional appearance and demeanor when interacting with clients, staff, visitors, and contractors.
Ability to work independently with minimal supervision.
Strong team collaboration skills and the ability to work harmoniously with other staff members.
Excellent organizational skills, with the ability to prioritize assignments and meet deadlines.
Competency in creating, maintaining, and analyzing reports.
Demonstrated adaptability and the ability to manage multiple tasks concurrently.
Detail-oriented with a high degree of accuracy.
Exceptional organizational and multitasking abilities.
