Summary:
Bear Real Estate Group is seeking an Assistant Community Manager to support the Property Manager in the day-to-day operations of our Kenosha, WI properties: Lofts 2, Brookstone Homes, Maplewood Apartments, and Kathleen’s Court. This role will focus on delivering an exceptional resident experience, supporting leasing activities, following through on collections, maintaining administrative accuracy, and, when applicable, assisting with affordable-housing compliance.
Duties and Responsibilities:

Operations & Resident Experience
-
Deliver a professional, welcoming front-line experience for prospects and residents through tours, follow-up, communication, and service recovery

Support daily leasing activities: lead management, application intake, tour readiness, and renewal support to help achieve occupancy goals

Maintain accurate online listings and ensure property information is current and aligned with company standards and processes

Assist with resident engagement efforts (events, communications, community standards) to support retention and reputation
File Management:
-
Support the Property Manager by preparing and organizing documentation for move-ins, renewals, and transfers
-
Track renewal schedules, assist with resident notice delivery per policy, and help ensure timely completion through proactive follow-up

Assist with waitlist/interest list administration and applicant processing in alignment with Resident Selection Criteria
Collections, Financial, and Administrative Support:

Support rent collection efforts through resident communication, documentation, and follow-up; assist in delinquency tracking and weekly reporting

Ensure rents are collected, posted, and accurately recorded in the resident’s ledgers

File residents for Eviction/Legal/Collections action with direction from the Property Manager

Prepare and file notices as directed by the Property Manager

Assist with delivery tracking for required non-payment/small-balance notices per process and escalate issues timely

Assist with reporting cadence (weekly/monthly operational snapshots) and accuracy of resident, leasing, and collections data

Assist the Property Manager by ensuring all vendor invoices are received monthly and sent to AP timely once approved

Assist with vendor access and scheduling

Participate in site walks and standards checks (curb appeal, leasing presentation, common areas) and help implement corrective actions
Risk and Safety:

Ensure all incidents, injuries, property damage, and emergencies are documented and reported promptly

Enforce company safety procedures and maintain site emergency plans

Maintain confidentiality, professionalism, and internal controls expectations in all resident and business matters
Qualifications:
-
High school diploma or GED required; associate or bachelor's degree preferred or equivalent experience

Must have 2+ years of multi-housing experience
-
Strong Fair Housing knowledge required

Excellent written and verbal communication skills
-
Excellent problem-solving, communication, and interpersonal skills
-
Proficiency in RealPage/OneSite or comparable property management software

Proficiency in in Microsoft Office (Outlook, Teams, Word, Excel, etc.

Valid driver's license and reliable transportation

Regularly required to stand, walk, climb stairs, and inspect interior/exterior areas
