Full Job Description

Creekstone Designs is a 21-year design-build remodeling firm in Tigard specializing in upper-end, occupied-home remodels across the Portland metro. We compete on quality rather than volume, and we back our work with a 10-year warranty. We are hiring a second Project Manager to lead field execution on our active work.

You would be a peer to our existing Project Manager — same title, same scope, each of you running your own projects and reporting directly to the owner. Neither of you manages the other.

What Makes This Role Different

Most PM openings hand you a set of plans and a budget you had no part in and expect you to make it work. We do not operate that way.

Every project arrives in construction fully prepared. Before the client signs, our preconstruction process completes the plans, scope, and selections. Our subcontractors walk the job on a scheduled trade day, quote directly from the plans, and are selected and priced before contract signing. The budget is built on documented scope and quotes.

That means you onboard a project with complete drawings, a defined scope, a committed trade team, and a budget built from actual subcontractor pricing — not guesses. Your job is to execute it well, not to rescue it.

What You Will Own

Co-build the construction schedule at project handoff, then own it
Run orientation meetings with the trade team on every project
Submit permit applications, track plan-review status, and manage inspections and corrections
Sequence and coordinate subcontractors, site access, deliveries, protection, and site readiness
Serve as the primary day-to-day contact for your clients and trade partners during construction
Perform quality-control checks at milestones — particularly before work is concealed and at trade handoffs
Maintain a 2–3 week look-ahead schedule and keep BuilderTrend current
Review subcontractor and vendor invoices against the approved budget and completed work
Identify, document, and resolve scope and cost variances directly with subcontractors
Manage punch, closeout, documentation, and a clean handoff to the client

What This Role Is Not

It is not a desk-only role, and it is not a continuous all-day superintendent position on every site.

This is a field-facing Project Manager role. You will lead on-site execution through job starts, key trade mobilizations, inspections, critical handoffs, quality-control milestones, and issue resolution, while coordinating your projects from both the field and the office.

All production work is subcontracted. You are the field-execution lead on your projects — you coordinate the trades, verify readiness and quality at key milestones, and lead problem resolution. You do not perform trade work.

You will not estimate projects, price subcontractors, build the original budget, or sell. You identify and document variance to scope and budget immediately; the office team prices change orders and manages those client conversations. We expect to add change-order pricing to this role once you have established your judgment with us.

Workload

You will normally run up to three concurrent projects, typically $150,000 to $250,000 and up. We adjust that number for phase and complexity — three jobs simultaneously in demolition, structural work, major rough-in, or punch and closeout is not a load we treat as normal, and we schedule around it.

Authority and Escalation

You run your projects. Trade sequencing, site logistics, day-to-day client communication, invoice approval, and schedule updates are yours. Change-order pricing, contingency use, credits and warranty commitments, and replacing a key subcontractor come to ownership — we will walk through the full list with you before an offer.

When you escalate a material issue, you receive a decision, interim direction, or a defined next step within 24 hours. You will not be held responsible for delay caused by decisions you cannot control.

Your First Two Weeks on Every Project

Within ten business days of each handoff, you write a short memo flagging any scope gaps, missing selections, unpriced conditions, or schedule risks you find in the package we gave you. It establishes a documented baseline before you are measured on execution. Problems that originated before your handoff are not yours to absorb.

What We Require

This is a senior field-execution role. We are looking for demonstrated accountability on upper-end occupied-home remodels — not assistant-PM or commercial-only experience.

7+ years as the accountable Project Manager on residential remodeling projects
Direct experience running upper-end remodels in occupied homes — clients living in the house while you build
Experience with construction project management software (we use BuilderTrend; we will train you on it)
Reliable personal truck
Valid Oregon driver’s license and insurable driving record
Ability to pass a background check and provide checkable references

Compensation
Base salary: $95,000 – $110,000 per year, depending on demonstrated experience
Performance bonus: up to $15,000 annually, tied to project execution
Available total compensation: approximately $110,000 – $125,000

Employment Terms

Full-time W-2 employee. The first 90 days are a mutual evaluation period — a real look at fit in both directions, not a formality.
