Full Job Description

Job Overview
Our growing organization is seeking to hire a Property Manager (PM)! Any candidate MUST possess an NC Real Estate License to be considered for this position. Candidates should have a strong cultural fit with the organization by understanding and embracing our core values. We manage long-term rental property in the greater Wilmington area. Candidates should possess strong customer service and problem solving skills. Familiarity with property leasing, Fair Housing regulations and property maintenance is key. A driver's license is required as the PM will make frequent visits to properties in their portfolio for inspections. As a PM, you will be the primary point of contact for all owner clients and will need to be able to speak confidently about our service, processes, legal implications as well as risk mitigation being an advisor and advocate of client's position. Leadership skills are a must and candidate should thrive on conflict resolution and creating peaceful and harmonious relationships as much as possible.

Responsibilities

Owner relations - As the primary point of contact for the owner client/landlord, maintaining repour, keeping clients abreast of critical issues and providing peace of mind that they can rest at ease in the hands of a competent professional are all essential.
Tenant relations - Being able to build repour and cordiality when speaking with and handling prospective tenants, addressing maintenance needs and other problem solving and conflict resolution scenarios.
Utilize Rentvine software for tracking leases, payments, and maintenance requests.
Conduct regular property inspections to ensure quality standards are met.
Negotiate lease agreements and renewals with prospective tenants.
Oversee maintenance staff and coordinate repairs or improvements as needed.
Maintain accurate records of contracts, tenant communications, and repair history.
Develop marketing descriptions of properties to attract new tenants and retain existing ones.

Requirements

MUST have an NC Real Estate License!
Experience in property management is great but training will be offered nonetheless.
Familiarity with property leasing processes and Fair Housing regulations is essential.
Proficiency in Rentvine or similar property management software is a plus.
Excellent customer service skills with the ability to resolve conflicts effectively.
Strong negotiation skills to secure favorable lease agreements.
Ability to manage multiple tasks efficiently while maintaining attention to detail.
Strong communication skills, both written and verbal.
