Full Job Description

We are seeking an experienced, numbers-driven, and highly organized Regional Property Manager to oversee the operations, financial performance, and team leadership across our multi-family apartment portfolio.

Operating directly from our corporate office, you will be responsible for bridging the gap between corporate asset strategies and on-site daily execution. Your primary focus will be optimizing Net Operating Income (NOI), keeping vacancy rates low, protecting physical assets, and providing exceptional leadership to our team of on-site Resident Property Managers.

Key Responsibilities:

Portfolio Oversight: Direct, mentor, and hold accountable the on-site Resident Property Managers and leasing teams across 5 - 8 apartment communities.
Financial Accountability: Develop, present, and execute comprehensive annual operating budgets and Capital Expenditure (CapEx) strategies; closely track weekly/monthly P&L metrics and manage variances to protect asset NOI.
Operational Audits: Conduct regular, unscheduled on-site inspections to audit physical asset conditions, curb appeal, safety standards, and deferred maintenance pipelines.
Market Analysis & Revenue Management: Monitor regional market trends, sub-market occupancy rates, and competitor concessions to dynamically optimize rental rate matrices and maximize portfolio occupancy.
Vendor & Contract Management: Source, negotiate, and oversee major regional vendor accounts, capital improvements, and contract renewals to ensure cost efficiency.
Compliance & Risk Management: Ensure 100% compliance across all properties with Fair Housing laws, local landlord-tenant statutes, municipal building codes, and safety protocols.

Qualifications:

Experience: Minimum 3–5 years of direct experience as a Regional Property Manager or Multi-Site Portfolio Manager in the multi-family residential space (Required/Non-negotiable).
Software Mastery: Advanced proficiency AppFolio (Required/Non-negotiable).
Financial Literacy: Strong background in evaluating financial statements, general ledgers, cash flow distributions, and expense reports.
Leadership: Proven track record of managing, training, and building high-performing on-site leasing and maintenance teams.
Travel: Ability to travel frequently to local property sites within the regional portfolio.
Certifications: CPM (Certified Property Manager) or CAPS (Certified Apartment Portfolio Supervisor) designation is highly preferred but not required.
