JOB DESCRIPTION:
Title : Project Manager - Direct Hire
Salary : $175k - $200k/yearly
Location : Westford ,MA
Must have mechanical contracting experience.

Description:
10-15 years of mechanical contracting construction project management experience.
Someone who is familiar with all aspects of the construction process, can mentor and lead a team of other SR Project Managers, Project Managers and Assistant Project Manager.
Someone who is familiar with project financials in Sage, has familiarity with Procore and Stratus.
This position would start off as a SR Project Manager and once they have proven themselves could move into a Project Director Role.

Purpose:
It is the responsibility of the PM to make a major positive impact upon the prosperity and stability of assigned projects through the consistent application, energetic, accountable, competent leadership.
The PM shall use their inherent intuition, intelligence, experience, skills and wisdom to proactively assist management and the project team to provide the vision that is the owners while protecting the interests of the Company and ensure projects are built on time and in budget with quality, professionalism and integrity consistent with the vision, values and culture of the Department and Company.
The PM has overall responsibility for the project within established goals for quality, timeliness, budget, profitability, safety and customer satisfaction, with major focus on customer satisfaction.
The PM may be assisted by a Project Engineer.
The PE's may be assigned some project management responsibilities and authorities as determined by the PM. These responsibilities will vary by project and by individual PE's level of experience and ability.

Pre-Construction Duties:
ï‚· Perform duties as directed by Senior Project Manager.
ï‚· Train and develop Project Engineers.
ï‚· Define and lead all pre-construction activities.
ï‚· Review all project estimates with a focus on the details and general conditions.
ï‚· Assist Estimator with and review Value Engineering Process.
ï‚· Purchase of all materials, equipment and subcontractors not bought out by the estimating or purchasing department.
ï‚· Write subcontracts and purchase orders.
ï‚· Assist with the review and finalization of contract.
ï‚· Conduct and document the Construction Plan Meetings for each assigned project.
ï‚· Formulate the construction schedule.
ï‚· Obtain permits when required.
ï‚· Obtain and distribute contract documents and addendums to HGCI personnel and subcontractors when required.
ï‚· Establish and update the office set of project plans and specifications as required.
ï‚· Have a complete understanding of the design build documents and the intent of the project as defined between HGCI and the owner.
ï‚· Obtain, review and organize all project submittals for distribution when required. Confirm the products are in conformance with the project specifications. Have an understanding of how systems work and what the intent of the design is. PM will be responsible for the intent displayed in the proposal and possess the skill set to fill in the gaps.
ï‚· Maintain the project files for submittals, RFIs, change orders, architectural supplemental instructions (ASIs), equipment delivery, etc.
ï‚· Define all Client requirements (with the assistance of the superintendent) and finalize and/or set-up the Client loading chart and review weekly updates.
ï‚· Prepare project budget set-up (cost codes) to establish labor tracking and forecasting.
ï‚· Establish and maintain a productive working relationship with entire project team, HG staff, owner, architect, engineer, subcontractors, vendors and all others involved in the project.
ï‚· Proactively assist the project team by anticipating deficiencies (design errors, missing drawing details, missing documents, etc.) and take steps to timely resolve.
ï‚· Provide Unsurpassed Customer Service – Understand and exceed customers' expectations. Provide the best design/construction experience possible. Set ourselves apart from the competition. Create a customer for life.

Construction Duties:
ï‚· Be flexible – learn to understand the customer's point of view. Understand the delivery method
ï‚· All duties defined above and the following.
ï‚· Manage subcontractors.
ï‚· Update the office and site set of documents with addenda and changes when required.
ï‚· Continuously monitor project budgets.
ï‚· Visits job site weekly.
ï‚· Review labor cost codes and Client loading with field superintendent and or project engineer weekly.
ï‚· Maintain equipment delivery schedules and review with project team weekly.
ï‚· Maintain and update a detailed project schedule monthly.
ï‚· Conduct quality control inspections of all work installed.
ï‚· Attend subcontractor and/or coordination meetings weekly.
ï‚· Prepare and process proposed change orders: Including notifying subs and others of the change in scope work, obtaining quotations, performing material take-off and price changes, etc.
ï‚· Maintain the project change order log.
ï‚· Presentation of the change order documentation.
ï‚· Maintain the project cost budget for change orders and adjustments.
ï‚· Write subcontractor and supplier change orders.
ï‚· Review and compose project requests for information (RFIs).
ï‚· Track submittals for project construction, coordination and distribution to project team.
ï‚· Preparation and presentation of project review documentation monthly.
ï‚· Maintain project safety and advise superintendent of unsafe conditions observed and review and manage the HG weekly safety audits. Also ensure subcontractor compliance.
ï‚· Submit all invoices / billings (schedule of values). Follow up with customer on monthly payments.
ï‚· Maintain and prepare all documentation relative to delays, changes in work conditions, schedules, etc.
ï‚· Ensure a proactive approach by anticipating future project requirements and needs.
ï‚· Profit – need to maximize our ability to realize profit thru coordination, communication and on time delivery of product, but not at the expense of long-term relationships
ï‚· Always look for a better way – continued improvement to the delivery method. There are increased opportunities for saving money in the overlap of activities. Need to stay focused on this.
ï‚· Be accountable to each other – support the Project TEAM (the team extends beyond HGCI.)
ï‚· Keep partners informed – remember they are part of our team. Treat them the way you want to be treated

Project Closeout:
ï‚· Prepare and maintain project closeout schedule.
ï‚· Compile the final pay application and lien waivers.
ï‚· Notify and coordinate all punch list issues with project team.
ï‚· Notify subcontractors and suppliers of required closeout documents.
ï‚· Verify that project is ready for final inspection and acceptance.
ï‚· Coordinate and schedule the equipment start-up, owner training and commissioning if required.
ï‚· Prepare and distribute Operation and Maintenance (O&M) manuals per the contract requirements.
ï‚· Manage the completion and distribution of the project as-built documentation.
ï‚· Prepare a list of subcontractors and contact persons for warranty work.
ï‚· Prepare warranty documentation.
ï‚· Prepare closeout report for Post Construction Meeting.
ï‚· Prepare all project documents for archiving.
ï‚· Interact with Grodsky Service Company for potential work associated with project being managed and/or other opportunities.
