About Mid Continent Management Corporation

For more than 55 years, Mid Continent Management Corporation (MCMC) has provided professional property management services throughout the Twin Cities and surrounding Minnesota communities. We are a family-built, people-centered organization committed to quality housing, responsive service, strong relationships, and well-maintained communities.

The Opportunity

MCMC is recruiting for property management positions in St. Paul and surrounding area. This position is responsible for property performance, resident service, leasing and occupancy, collections, financial results, maintenance coordination, staff leadership, vendor oversight, safety, and compliance. The scope and leadership level vary by opening as outlined below.

Multi-Site Manager - St. Paul, Minnesota

Portfolio: 492 units, 11 properties, 36 buildings

Team: 14 direct reports

Schedule: Full-time, on-site

Compensation: $75,000 to $85,000 annually

Classification: Exempt

Core Responsibilities

· Lead day-to-day property operations and serve as a primary point of contact for residents, prospects, vendors, and on-site employees.

· Drive occupancy, leasing performance, resident retention, rent collection, and delinquency-management efforts.

· Oversee lease administration, renewals, notices, resident communications, and resolution of escalated concerns.

· Prepare and manage property budgets, monitor expenses, review financial results and variances, and recommend corrective action.

· Coordinate maintenance, unit turns, inspections, preventive maintenance, service requests, grounds, caretaking, snow removal, and other property services.

· Conduct regular inspections of buildings, common areas, vacant units, parking areas, and grounds and promptly address safety, liability, compliance, or operational concerns.

· Hire, train, schedule, coach, supervise, and evaluate assigned employees.

· Manage vendors and contractors, monitor work quality, approve invoices, and maintain appropriate controls over property supplies and expenses.

· Ensure compliance with Fair Housing requirements, lease terms, company policies, applicable laws, and safety procedures.

· Monitor market conditions, competitive properties, advertising effectiveness, and rental-rate trends.

· Respond calmly and professionally to emergencies, resident concerns, employee issues, and changing operational priorities.

Additional Multi-Site Manager Responsibilities

· Provide coordinated leadership across a large, multi-property portfolio and align operations among multiple on-site teams and buildings.

· Lead and develop a larger team across community management, leasing, maintenance, caretaking, grounds, and seasonal functions.

· Analyze portfolio-wide financial and operating performance and coordinate with corporate departments and ownership representatives.

· Establish consistent operating practices across assigned properties and address complex staffing, performance, risk, and resident issues.

Qualifications

· Three to five years of progressive property management experience; multi-property or large-community leadership experience is required for the Multi-Site Manager opening.

· Demonstrated experience supervising and developing employees and coordinating the work of an on-site team.

· Working knowledge of multifamily leasing, occupancy, collections, budgeting, financial reporting, maintenance operations, vendor management, and resident relations.

· Strong knowledge of Fair Housing requirements and the ability to apply applicable federal, state, and local housing regulations.

· Strong leadership, judgment, communication, organization, conflict-resolution, and problem-solving skills.

· Proficiency with property management, accounting, spreadsheet, email, and business systems; experience with Rent Manager, AvidXchange, Microsoft Excel, Word, and Outlook is helpful.

· High school diploma or GED required; additional education in business, housing, property management, or a related field is preferred.

· Valid driver's license, current automobile liability insurance, and reliable transportation for local travel between assigned properties.

· Availability to work the first and last day of each month and respond to operational needs or emergencies as required.

· Successful completion of a background investigation as a condition of employment.

Physical and Work Environment

· This is an on-site property management role requiring frequent walking through indoor and outdoor areas in varying weather and on different surfaces.

· The position includes property inspections and may require stairs, bending, stooping, kneeling, crouching, reaching, or climbing.

· The employee may occasionally lift, push, or move up to 50 pounds and work near equipment, cleaning products, wet areas, fumes, or other conditions typical of residential property operations.
