Full Job Description

The Project Manager/ Operations Manager is responsible for the successful planning, execution, financial performance, and completion of high-end residential construction projects while supporting the overall operational performance of the company.

This position serves as a key link between ownership, project teams, field personnel, subcontractors, vendors, architects, designers, and clients. The role requires strong construction knowledge, financial discipline, leadership, organization, and the ability to anticipate and resolve issues before they impact the project.

The successful candidate will take ownership of their projects while also helping establish consistent systems, expectations, and accountability across the company’s construction operations.

The ideal candidate would have experience or insight into the following responsibilities.

Project Managment

-Manage multiple custom residential construction projects from preconstruction through final completion and warranty.

-Develop and maintain comprehensive project schedules, including long-lead procurement, owner selections, subcontractor activities, inspections, and critical milestones.

-Coordinate with Superintendents to ensure field activities align with the project schedule, budget, drawings, specifications, and quality expectations.

-Lead regular project meetings with Superintendents and other project team members.

-Coordinate architects, engineers, interior designers, consultants, subcontractors, vendors and suppliers.

-Identify potential schedule, cost, design, and constructability issues early and develop solutions before they negatively impact the project.

-Maintain accurate project documentation and communication throughout the project.

Financial Management

-Take responsibility for the financial performance of assigned projects.

-Develop, maintain, and monitor project budgets.

-Review project costs, commitments, purchase orders, subcontract agreements, invoices, and cost -to-complete projections.

-Maintain accurate project forecasting and identify potential budget overruns before they occur.

-Prepare and manage owner change orders, subcontractor change orders, allowances, and budget revisions.

-Review subcontractor and vendor invoices for accuracy prior to approval.

-Work with accounting and ownership to ensure accurate job costing and financial reporting.

-Understand the financial impact of project decisions and protect company profitability while maintaining strong client relationships.

Preconstruction

-Participate in estimating, budgeting, and preconstruction planning.

-Review drawings and specifications for completeness, constructability, coordination issues and potential cost impacts.

-Assist with subcontractor solicitation, bid leveling, scope development, and subcontractor selection,

-Develop preliminary construction schedules and project logistics plans.

-Identify long-lead materials and establish procurement schedules.

-Assist in transitioning projects from estimating/ preconstruction to construction.

Client and Design Team Management

-Serve as primary management level point of contact for clients throughout project.

-Communicate professionally and proactively regarding schedule, budget, selections, changes, and project decisions.

-Maintain professional relationships with architects, interior designers, engineers, and consultants.

-Provide clear documentation of decisions and ensure required information is received in time to maintain the construction schedule.

-Present financial and schedule information to clients in a clear, organized and professional manner.

-Manage difficult conversations professionally while protecting the company’s contractual and financial interests.

Operations Management

-Work with ownership to establish and maintain consistent project-management procedures.

-Develop and improve company standards for project budgeting, scheduling, change order management, purchase order and subcontractor agreements, procurement, project documentation, client reporting, project closeout and warranty management.

-Evaluate company workload and assist ownership with project staffing and resource allocation.

-Create accountability for project management standards without adding additional administrative complexity.

Team Leadership

-Provide leadership and direction to all involved from project management to administration.

-Work closely with Superintendents while maintaining clear responsibility between office/ project management and field management.

-Help establish clear expectations and accountability for project teams.

-Mentor employees and help develop future management talent with in the company.

- Participate in employee performance reviews and provide ongoing feedback.

-Promote a culture of professionalism, accountability, teamwork, craftsmanship, and continuous improvement.

Subcontractor and Vendor Management

-Develop and maintain strong relationships with high-quality subcontractors and suppliers.

-Ensure subcontractor scopes are complete and clearly defined prior to contracting.

-Assist in negotiating pricing, scope, scheduling, and contract terms.

-Evaluate subcontractor performance related to quality, scheduling, communication, safety, and pricing,

-Help develop and maintain a reliable subcontractor and vendor network.

Performance in this position will be measured primarily by:

-Quality of project documentation

-Subcontractor performance

-Project-team accountability

-Timelines of procurement and client decisions

The ideal candidate would have the following qualifications:

-7+ years of construction experience

-5+ years of project management experience

-Experience managing high-end residential construction and multi-million dollar construction budgets

-Strong understanding of construction sequencing and means and methods

-Strong financial and job costing knowledge

-Ability to read and interpret architectural, structural, civil and MEP drawings

-Strong scheduling and organizational skills

-Excellent written and verbal communication skills

-Strong negotiation and conflict resolution skills

-Ability to manage multiple projects simultaneously

- Proficiency with Sage 100 Contractor or similar construction software, as well as Microsoft Office software

The ideal candidate understands that successful custom-home construction requires more than completing tasks. It requires anticipating problems, coordinating hundreds of decisions, maintaining accurate financial records, protecting the schedule, communicating effectively with sophisticated clients and design professionals, and holding project teams accountable.

This person should operate with a high level of independence, integrity and authority while keeping company leadership informed of significant risks and decisions.

The goal of this position is to reduce the amount of day-to-day project management that requires ownership involvement while improving visibility, consistency, accountability, and financial performance across the company.

Pay: From $100,000.00 per year
