Overview

We are seeking a dedicated and experienced Property Management professional to oversee residential properties in Salinas and surrounding areas. This role involves managing daily operations, ensuring compliance with housing regulations, and fostering positive relationships with tenants and vendors. The ideal candidate will possess a strong background in property management, legal administrative processes, and customer service, contributing to the efficient and compliant operation of our housing portfolio. This position offers an opportunity to make a meaningful impact on residents' quality of life while supporting organizational goals.

Responsibilities

Manage property leasing processes, including tenant screening, lease negotiations, and move-in/move-out procedures.
Ensure compliance with Fair Housing regulations, Section 8 housing programs, and other relevant legal requirements.
Maintain accurate property records through data entry, filing, and use of property management software such as Yardi or OneSite.
Coordinate property maintenance and facilities management to ensure properties are well-maintained and compliant with safety standards.
Handle landlord-tenant law issues, resolve conflicts professionally, and negotiate lease agreements or contract terms.
Conduct regular inspections, oversee repairs, and manage vendor relationships to ensure timely service delivery.
Assist with rent collection, account reconciliation, and financial reporting using property management systems.
Provide excellent customer service by addressing tenant inquiries via phone or in person with professionalism and courtesy.
Support legal administrative tasks related to contracts, notices, and compliance documentation.
Upsell available amenities or services to tenants to enhance occupancy rates and revenue.
Collaborate with team members on data entry, filing, and administrative tasks to streamline operations.

Skills

Extensive knowledge of LIHTC (Low-Income Housing Tax Credit) programs, Section 8 housing regulations, and Fair Housing laws.
Proficiency in property management software such as Yardi or OneSite; experience with CMMS (Computerized Maintenance Management System) is a plus.
Strong understanding of landlord-tenant law, contracts negotiation, and legal administrative procedures.
Proven experience in property leasing, facilities management, and real estate administrative functions.
Excellent conflict management skills coupled with effective negotiation abilities.
Demonstrated customer service excellence with strong phone etiquette and relationship management skills.
Ability to handle data entry accurately while maintaining organized filing systems.
Office experience supporting property operations including document preparation and record keeping.
Knowledge of property maintenance procedures and facilities management best practices.
Effective communication skills for interacting with tenants, vendors, and team members across diverse backgrounds.
