COMMERCIAL CONSTRUCTION PROJECT MANAGER / PROJECT MANAGER II

Stryker & Company is an established commercial general contractor based in Montrose, Colorado, serving communities throughout Western Colorado.
We are looking for an experienced Project Manager to lead commercial construction projects from preconstruction through closeout. Depending on experience, this position may be filled at either the Project Manager or Project Manager II level.

Our work includes commercial, municipal, educational, healthcare, historic renovation, federal and other complex construction projects throughout Western Colorado.

WHAT YOU’LL DO
- Manage commercial construction projects from preconstruction or turnover through closeout
- Manage project budgets, cost projections and overall profitability
- Prepare owner billings and review subcontractor billings
- Lead subcontractor buyout, procurement and contract administration
- Develop and maintain project schedules and six-week look-ahead plans
- Identify schedule concerns and develop recovery plans when needed
- Manage RFIs, submittals, change events, change orders and project documentation
- Review drawings and specifications for constructability and potential conflicts
- Coordinate closely with superintendents, project engineers, subcontractors and vendors
- Lead project meetings and communicate with owners, architects and engineers
- Identify project risks early and develop practical solutions
- Manage project closeout, warranties and turnover requirements
- Mentor Project Engineers and help improve project management processes
SOFTWARE AND TECHNOLOGY
We are looking for someone who is comfortable using construction technology as an active project management tool.
Experience with the following is strongly preferred:
- Procore, including RFIs, submittals, drawings, commitments, change events, change orders, documentation and project financials
- Bluebeam Revu for drawing review, markups, overlays, quantity takeoffs and document comparison
- Outbuild, Microsoft Project or another construction scheduling platform
- Microsoft Excel for cost tracking, forecasting, reports, logs and project analysis
Candidates should be prepared to explain their actual level of proficiency and how they have used these programs on projects.
QUALIFICATIONS
- Approximately 3–10 years of vertical commercial construction project management experience
- Experience managing commercial projects independently or with limited oversight
- Strong understanding of construction processes, sequencing and project delivery
- Experience with project budgets, cost forecasting and financial management
- Experience developing and maintaining construction schedules
- Experience with subcontractor buyout, procurement and change orders
- Strong written and verbal communication skills
- Ability to work effectively with owners, architects, superintendents and subcontractors
- Ability to manage multiple priorities or projects
- Willingness to work in person from Montrose and travel to projects throughout Western Colorado
- Valid driver’s license and acceptable driving record
A bachelor’s degree in Construction Management, Engineering, Architecture or a related field is preferred. Substantial, verifiable commercial construction experience may be considered in place of a degree.
POSITION LEVEL
The selected level will depend on the candidate’s experience and demonstrated ability.
PROJECT MANAGER
- Generally 3–6 years of commercial project management experience
- Able to manage smaller commercial projects independently
- May manage multiple smaller projects or support a more experienced PM on a larger project
- Typically manages projects up to approximately $5 million
PROJECT MANAGER II
- Generally 6–10 years of commercial project management experience
- Fully independent project manager
- Able to manage multiple projects or projects with greater complexity
- Typically manages commercial projects ranging from approximately $5 million to $20 million
- Provides leadership and mentorship to Project Engineers and less-experienced PMs
PREFERRED EXPERIENCE
- Ground-up commercial construction
- Schools, municipal buildings or other public-sector projects
- CM/GC or negotiated project delivery
- Occupied renovations and multi-phase construction
- Federal construction
- Procore

- OSHA 10 or OSHA 30
COMPENSATION AND BENEFITS
Salary range: $90,000–$120,000 annually, depending on experience, qualifications and position level.

WORK LOCATION
This is an in-person position based in Montrose, Colorado, with regular travel to projects throughout Western Colorado. This is not a remote position.
