Full Job Description

Overview

SJS Title Company is seeking an experienced, organized, and customer-focused Title Processor to manage residential and commercial real estate transactions throughout New Jersey and Pennsylvania. The ideal candidate will be responsible for coordinating files from receipt of contract through closing while ensuring accuracy, compliance, and exceptional customer service. The successful candidate thrives in a fast-paced environment, communicates effectively with all parties to the transaction, and takes ownership of each file from opening through closing. The responsibilities below reflect common NJ/PA title processing practices and current job market expectations.

Responsibilities

Review contracts of sale, lender instructions, and client requirements.
Mortgage payoff statements
HOA/Condominium resale documents
Review title commitments and identify title defects, liens, judgments, easements, restrictions, and other matters affecting marketability.
Work with attorneys, lenders, municipalities, payoff departments, and other parties to resolve title issues prior to closing.
Prepare settlement statements, Closing Disclosures (CDs), ALTA Settlement Statements, and closing packages.
Calculate recording fees, transfer taxes, mansion tax (where applicable), and other closing costs for both New Jersey and Pennsylvania transactions.
Coordinate closing dates with buyers, sellers, attorneys, lenders, Realtors®, and notaries.
Verify satisfaction of lender conditions prior to closing.
Maintain regular communication with all parties regarding transaction status.
Ensure all files comply with underwriter guidelines, RESPA, CFPB requirements, and applicable state regulations.
Maintain accurate electronic files and documentation throughout the transaction.
Assist with post-closing follow-up and outstanding conditions.
Deliver exceptional customer service while maintaining confidentiality and professionalism.

Requirements

Minimum 2-5 years of title processing experience preferred.
Experience processing both New Jersey and/or Pennsylvania transactions strongly preferred.
Title insurance
Real estate settlements
Closing procedures
Conveyancing documents
Recording requirements
Municipal lien procedures
Tax certifications
Ability to read and understand title commitments and resolve title issues.
Experience preparing Closing Disclosures and settlement statements.
Excellent organizational and time-management skills.
Strong written and verbal communication abilities.
Ability to prioritize multiple transactions while meeting deadlines.
High level of accuracy and attention to detail.
