You'll have the opportunity to run the property like a business, with support and direction from your Regional Manager and corporate team.

What You'll Own
As Property Manager, you'll oversee the day-to-day success of the entire community, including leasing, collections, resident relations, maintenance operations, team performance, financial results, and overall property appearance.
You'll be responsible for:
- Leading your team and creating a positive, accountable, results-driven culture.
- Driving occupancy through strong leasing, follow-up, renewals, and resident retention.
- Staying on top of collections and delinquency and taking action quickly when issues arise.
- Managing the property according to its approved operating budget while looking for opportunities to increase revenue and control expenses.
- Reviewing property performance and understanding the numbers behind the operation.
- Overseeing the leasing and application process to minimize vacancy and get apartments occupied quickly.
- Ensuring new residents have a smooth, professional move-in experience.
- Managing move-outs, final account statements, collections, and required documentation.
- Walking the property regularly and knowing exactly what's happening throughout the community.
- Inspecting vacant apartments and working closely with maintenance to ensure units are turned quickly and properly.
- Partnering with the maintenance team to stay ahead of work orders, property conditions, preventative maintenance, and capital projects.
- Building strong relationships with vendors and contractors, including scheduling, billing, performance, and insurance compliance.
- Creating and implementing programs that improve resident satisfaction and retention.
- Building positive relationships with current residents while providing a great experience for prospective residents.
- Handling resident concerns involving maintenance, parking, rent, charges, noise, safety, and other community matters professionally and efficiently.
- Communicating important information through clear, professional resident notices and correspondence.
- Completing and reviewing property reports, including traffic, availability, renewals, delinquency, leasing, and file audits.
- Working closely with accounting to maintain proper financial procedures and maximize property cash flow.
- Handling evictions, utility transfers, landlord liens, and other delinquency-related processes when required.
- Ensuring compliance with Fair Housing, ADA, FCRA, lease requirements, building and safety codes, local ordinances, and company policies.
- Keeping your Regional Manager informed about property performance, challenges, opportunities, and anything requiring additional support.
- Constantly looking for ways to improve efficiency, increase revenue, reduce expenses, and make the property operate better.

What We're Looking For
Our ideal candidate has:
- 2+ years of multifamily property management experience
- Experience managing a large apartment community preferred
- Strong leadership and supervisory skills
- Excellent communication and resident-service skills
- Strong knowledge of leasing, renewals, collections, delinquency, and property operations
- Experience with budgets, financial reporting, deposits, G/L postings, and expense management
- Yardi experience strongly preferred
- Strong Microsoft Word and Excel skills
- Familiarity with apartment leases and Fair Housing requirements
- Ability to prioritize and manage multiple responsibilities in a fast-moving environment
- Confidence making decisions and solving problems
- Ability to remain calm, professional, and solutions-focused when things get hectic

Education & Experience
High school diploma or GED required. Relevant multifamily property management experience may substitute for additional education.
Industry credentials through organizations such as NAA are beneficial but not required.
Physical Requirements
This is an active management position. The Property Manager must be able to regularly walk the community, inspect apartments and common areas, climb stairs when necessary, and perform other normal physical activities associated with managing a multifamily property.
The position may occasionally require lifting or moving items weighing up to approximately 20 pounds.
