Position Overview
We are seeking an experienced Restoration Project Manager to oversee residential and commercial restoration projects from initial assessment through final closeout. The ideal candidate will manage water, fire, and mold mitigation efforts, develop accurate estimates using Xactimate, coordinate subcontractors and field teams, and ensure projects meet regulatory, safety, and quality standards, including New York State mold abatement requirements.
Key Responsibilities

Lead and manage restoration projects (water, fire, and mold) from scope development through final completion, ensuring on-time, on-budget delivery and client satisfaction.

Prepare detailed, accurate estimates and scope of work using Xactimate; review and approve change orders and progress billing.

Perform site assessments and develop mitigation and remediation plans in accordance with industry best practices and NYS Mold Abatement regulations; supervise mitigation activities.

Coordinate, schedule, and supervise subcontractors, technicians, and field crews; ensure work meets quality, safety, and regulatory standards.

Maintain clear, professional communication with property owners, insurance adjusters, and stakeholders; document progress and decisions in project files.

Conduct quality control inspections and final walk-throughs; ensure proper documentation, photos, and reporting for insurance and compliance purposes.

Manage project budgets, track costs, and produce regular status reports to leadership and clients.

Ensure compliance with company safety policies and applicable regulations; enforce PPE use and safe work procedures on site.

Train, mentor, and support field staff on restoration best practices, moisture mapping, and correct use of equipment and tools.

Utilize moisture mapping, psychrometric readings, and other diagnostic tools to verify drying progress and validate scope adjustments when needed.
Qualifications

Required: Certification as an AMRT (Applied Microbial Remediation Technician) or equivalent and active NYS Mold Abatement Supervisor certification.

Required: Proficient with Xactimate for estimating, scopes, and invoicing; proven experience preparing insurance-ready estimates.

Required: 3+ years of hands-on restoration project management experience with water, fire, and mold mitigation projects.

Required: Demonstrated knowledge of remediation protocols, mitigation techniques, and containment practices for mold, water, and fire loss scenarios.

Required: Strong leadership and communication skills; experience coordinating subcontractors, field crews, and interfacing with insurance adjusters and property owners.

Required: Ability to perform and interpret moisture mapping and psychrometric readings; familiarity with drying equipment and monitoring tools.

Preferred: IICRC certifications (e.g., WRT, FSRT) and/or WRT and FSRT certifications specifically.

Preferred: Experience with Moisture Mapping processes and tools, and S-500/S-520 standard training.

Preferred: Familiarity with psychrometrics, moisture mapping software, and advanced diagnostic equipment.

Preferred: Valid drivers license, reliable transportation, and ability to travel to project sites across the region.

Preferred: OSHA 10 or 30, strong computer skills (MS Office), and experience with restoration management software.

Candidates must be able to pass background checks and meet company insurance requirements.
