About the Role

Bronx-based Owner/Operator seeking an experienced Senior Property Manager to oversee a large, rent-stabilized multifamily portfolio across New York City. This position reports directly to the Portfolio Manager. The ideal candidate is a seasoned real estate professional with deep knowledge of local regulations, strong leadership abilities, and a proven track record managing complex operations within rent-regulated environments.

This individual will ensure regulatory compliance across all buildings, coordinate with maintenance and leasing teams, and drive operational excellence to support the portfolio’s long-term performance.

Key Responsibilities

Portfolio Management

Oversee daily operations and performance of a large rent-stabilized multifamily portfolio across NYC.
Implement and manage strategic plans to improve building operations, tenant satisfaction, CAPEX projects, and regulatory compliance initiatives.
Conduct regular property inspections, monitor conditions, and ensure timely completion of repairs and capital projects.

Regulatory & Compliance Oversight

Ensure full compliance with HPD, DOB, and DHCR requirements, including:

Registrations (HPD, DHCR)
Housing maintenance code compliance
DHCR service complaints and rent reduction orders.
Local Law requirements (LL11, LL87, LL152, LL97, etc.)
Oversee response to violations, audits, and inspections from city and state agencies.
Maintain accurate documentation and compliance records.

Team Leadership & Staff Management

Lead, mentor, and manage a team of Property Managers and assistant managers.
Set performance expectations, conduct reviews, and provide ongoing training and professional development.
Foster a strong culture of accountability, communication, and responsiveness across the team.

Tenant Relations

Oversee escalated tenant issues and ensure high levels of customer service across the portfolio.
Manage legal and regulatory aspects of tenancy, including rent-stabilization rules, lease renewals, rent increases, succession claims, and tenant communication.
Coordinate with legal team on housing court matters, compliance filings, and regulatory cases.

Maintenance & Vendor Oversight

Work with building supers, maintenance teams, and third-party vendors to maintain building systems, safety standards, and cost-effective operations.
Oversee bidding, negotiation, and execution of vendor contracts, service agreements, and project work.

Qualifications

Minimum 7 years of property management experience in NYC rest-stabilized multifamily housing, with significant experience in rent-stabilized portfolios.
Strong working knowledge of HPD, DOB, and DHCR regulations and compliance processes.
Proven leadership experience managing a team of Property Managers or similar staff.
Excellent communication, organizational, and problem-solving skills.
Strong financial acumen, including budgeting, forecasting, and reporting.
Ability to handle high-volume, fast-paced operational environments.

Preferred Attributes

Experience with capital improvement projects and building systems.
Familiarity with NYC Local Laws, environmental and safety regulations, and compliance schedules.
Ability to manage competing priorities and meet tight deadlines.
Professional certifications (CPM, ARM, or equivalent) are a plus.
Proficiency in Yardi Voyager and Elevate a big plus.
Proficiency in Spanish a big plus.

Pay: $95,000.00 - $130,000.00 per year
