Full Job Description

About CPS

Commercial Property Services, Inc. (CPS) is a St. Louis-based commercial construction company focused on interior buildouts for office, retail, and warehouse spaces. We support a large internal real estate portfolio while also growing our third-party construction business through broker, client, and relationship-driven work.

We operate as a lean, high-accountability team. This position is not a role in a large corporate estimating department. This is a hands-on position with direct impact on revenue, speed, and profitability.

Position Summary

We are seeking an Estimator / Preconstruction Manager to own the front end of our buildout pipeline. This person will be responsible for preparing accurate, timely estimates and managing multiple bids simultaneously across commercial interior construction projects.

This role is critical to our growth. The right candidate will help increase bid capacity, improve turnaround time, and support expansion of higher-margin third-party work.

Core Responsibilities

Prepare detailed quantity takeoffs from drawings and plans
Build complete project estimates including labor, material, subcontractor, and equipment pricing
Review plans and specs for scope completeness, risk, and cost exposure
Solicit, level, and follow up on subcontractor and vendor pricing
Manage multiple active bids at one time and maintain clear bid pipeline visibility
Support value engineering and pricing strategy during preconstruction
Work closely with company leadership to prioritize bids and align estimates with target margins
Help improve estimating processes, cost tracking, and bid accuracy over time

Required Qualifications

Commercial construction estimating experience
Experience estimating interior buildout / tenant improvement work
PlanSwift experience is preferred or similar software
Strong ability to read and interpret blueprints, plans, and specifications
Experience coordinating subcontractor pricing and scope comparisons
Strong Excel and general computer skills
Highly organized, deadline-driven, and able to manage multiple bids simultaneously
