THE ROLE
We are looking for a reliable, skilled, and self-motivated Property Maintenance Technician to become a key member of our field operations team.
As our Property Maintenance Technician, you will help ensure every property is safe, functional, beautifully presented, and completely guest-ready before every arrival. This role combines preventive maintenance, property inspections, repairs, and operational support across our portfolio of luxury vacation homes.
We're looking for someone who takes pride in their work, notices the small details others miss, enjoys solving problems independently, and understands that every repair contributes directly to the guest experience.
This is a hands-on, field-based position serving properties throughout Palm Beach County.
SCHEDULE
- Full-time (approximately 40 hours per week)
- Schedule will be determined based on operational needs.
- Candidates must be willing to work weekends as needed. Weekend work may include property turnovers, pre-arrival inspections, and emergency maintenance. While we haven't finalized a permanent schedule, flexibility is essential.
- Work will generally take place between 9:00 am – 5:00 pm, Monday – Friday.
- This is a 1099 independent contractor position.
WHAT YOU WILL DO
Guest-Ready Property Inspections
- Perform pre-check-in walkthroughs to ensure every property is fully prepared for arriving guests.
- Verify that homes meet Exhale's cleanliness, maintenance, and presentation standards.
- Identify and resolve last-minute issues before guest arrival whenever possible.
Property Presentation
- Stage outdoor spaces, including patios, pool areas, lounge furniture, grills, umbrellas, and backyards.
- Ensure driveways, walkways, pool decks, patios, and exterior spaces are clean, safe, and inviting.
- Power wash and blow exterior areas as needed to maintain curb appeal.
Repairs & Preventive Maintenance
- Perform routine repairs including:
- Doors and locks
- Handles and hinges
- Shelving
- Plumbing fixtures
- Drains
- Lighting fixtures
- Drywall repairs
- Minor painting and touch-ups
- Furniture assembly or adjustments
- General household maintenance
- Troubleshoot maintenance issues and determine the most effective solution.
- Identify maintenance concerns before they become guest complaints or larger repair expenses.
- Recommend preventive maintenance or larger repairs when appropriate.
Operations Support
- Respond promptly to maintenance requests and operational dispatches.
- Handle occasional same-day or emergency maintenance situations.
- Coordinate with Guest Communications, Housekeeping, and Operations throughout the day.
- Assist with property preparation during turnovers when needed.
Documentation & Communication
- Document completed work, maintenance findings, and recommendations in Breezeway.
- Upload photos when appropriate to document completed work or issues requiring follow-up.
- Communicate repair updates, delays, or concerns proactively with the Operations Team.
- Provide repair estimates or recommendations for larger projects requiring homeowner approval.
WHAT WE'RE LOOKING FOR
Required
- Based in Palm Beach County or within a reasonable driving distance.
- Valid Florida driver's license.
- Reliable personal vehicle.
- Must provide your own standard hand tools required for general maintenance and repairs. Exhale will provide specialized equipment such as power washers and leaf blowers.
- Experience in one or more of the following:
- General handyman work
- Plumbing
- Electrical
- HVAC
- Carpentry
- Painting
- Home improvement or renovation
- Strong troubleshooting and problem-solving skills.
- Excellent attention to detail.
- Ability to work independently with minimal supervision.
- Reliable, organized, punctual, and responsive.
- Comfortable using a smartphone and mobile apps for communication, navigation, and task management.
- Able to lift, carry, climb ladders, and perform physically demanding work throughout the day.
Preferred
- Previous experience maintaining vacation rentals, hotels, residential communities, or hospitality properties.
- Experience using Breezeway or similar property management software.
- Experience with pressure washing and exterior property maintenance.
- Comfortable performing a wide variety of repair and maintenance tasks across multiple trades.
SUCCESS IN THIS ROLE
Success in this position isn't measured simply by the number of repairs completed. It's measured by preventing problems before they affect our guests and maintaining homes to the high standards our owners expect.
A successful Property Maintenance Technician will:
- Keep properties consistently guest-ready before every arrival.
- Identify maintenance issues before they become guest complaints.
- Complete repairs correctly the first time.
- Communicate proactively and professionally with the Operations Team.
- Take ownership of assigned tasks without needing constant supervision.
- Help protect homeowner investments through preventive maintenance and attention to detail.
COMPENSATION & BENEFITS
- Compensation: $60,000–$85,000 annually, depending on experience and skill level.
- 1099 independent contractor engagement.
- One week of paid vacation after successfully completing a six-month probationary period.
WHAT TO EXPECT
Every day is different.
Some days you'll prepare multiple homes for arriving guests, complete inspections, and respond to several maintenance requests. Other days may be lighter and focused on preventive maintenance or routine repairs.
