Residential Property Manager – Lead Your Own Portfolio (Philadelphia)

About the role

We're a growing Philadelphia residential property management company, and we're looking for a Property Manager to take ownership of a portfolio that will grow into a team of their own. This isn't a seat where you wait for tasks to land in your inbox — it's a role for someone who sees what needs to happen and makes it happen.

You'll be the person owners trust with their properties and the point person who keeps everything moving: onboarding new properties, coordinating turnovers and maintenance, keeping units leased, and making sure nothing falls through the cracks. As the portfolio grows, you'll have coordinators working under you, so we're looking for someone ready to lead, not just execute.

This is a full-time, in-office role, Monday–Friday, 9 AM–6 PM. Property emergencies don't always happen during business hours, so the role also includes a shared on-call rotation and occasional after-hours availability for urgent issues like maintenance emergencies or lockouts. It's not constant, but when something urgent comes up, you respond and take ownership rather than letting it wait.

Who you are

You're a self-starter who manages your own calendar and priorities without being chased. When you commit to something, it gets done — and you follow through to the finish, not just the first step. You stay calm and professional when an owner is frustrated or a tenant situation gets tense. You're organized, you're comfortable living in property management software all day, and you'd rather solve a problem and bring us the solution than just hand us the problem. You work well with a team and you own your outcomes.

What you'll do

Manage a portfolio of residential properties end to end — owners, tenants, and vendors
Onboard new properties and owners, and keep every process on track through completion
Coordinate maintenance, turnovers, and make-readies with vendors
Keep units leased and vacancy time low
Handle owner communication and build long-term trust
Stay on top of Philadelphia rental compliance (licenses, certifications, inspections)
Grow into a team lead as the portfolio expands

What we're looking for

Residential property management experience (scattered-site single-family / small multi a big plus)
Strong organizational and time-management skills — you drive your own day
Comfortable with property management software and learning new systems quickly
Clear, professional communicator who stays steady under pressure
Local to the Philadelphia area and able to work in-office and visit properties
Real estate license or willingness to obtain one is a plus
Reliable transportation to visit properties across Philadelphia
