Position Overview

DBSI is seeking a highly experienced Senior Estimator with a minimum of 15 years of commercial construction estimating experience within a design-build environment. This individual will play a critical role in developing accurate conceptual budgets, guiding projects through preconstruction, and presenting cost information directly to clients.

The ideal candidate combines deep technical estimating expertise with exceptional communication and presentation skills. This role is perfect for someone who enjoys collaborating with design teams, engaging with clients, and helping shape successful projects from concept through construction.

Key Responsibilities Construction Cost Estimating & Preconstruction

Develop conceptual budgets, budget validations, cost studies, and detailed project proposals.
Prepare accurate cost estimates for:
Ground-up commercial construction
Tenant improvements
Renovations and remodels
Interior build-outs
Present budgets and project costs to clients with professionalism, confidence, and clarity.
Communicate the value of DBSI's integrated design-build approach during client presentations.
Track estimating activities, proposal status, and bid opportunities.
Review and analyze RFPs, prepare RFIs, and coordinate responses.
Collaborate closely with DBSI's architectural and design teams to maintain budget alignment throughout project development.
Participate in client meetings and internal design reviews to provide cost guidance and recommendations.

Subcontractor & Supplier Management

Solicit and evaluate pricing from subcontractors, suppliers, and vendors nationwide.
Build and maintain strong relationships with qualified trade partners.
Monitor labor, material, and market trends to support accurate forecasting and budgeting.
Expand and strengthen DBSI's national subcontractor network.

Cost Analysis & Project Review

Lead comprehensive reviews of construction drawings, specifications, and project requirements.
Identify potential risks, cost-saving opportunities, and value-engineering solutions.
Conduct post-project analyses to compare actual costs against estimates and improve future accuracy.
Utilize CSI MasterFormat standards for estimating, reporting, and documentation.

Qualifications Required Experience

Minimum 15 years of commercial construction estimating experience within a design-build organization.
Proven experience developing and presenting project budgets directly to clients and project stakeholders.
Experience supporting national commercial construction projects across multiple markets.
Strong understanding of construction estimating methodologies, budgeting, project costs, and financial reporting.

Technical Skills

Advanced proficiency in:
ProEst
BuildingConnected
Microsoft Office Suite, including advanced Excel
Strong blueprint reading and specification interpretation skills.
Extensive knowledge of commercial construction systems, means, methods, and materials.
Familiarity with job costing and project financial management processes.

Communication & Leadership

Exceptional presentation and client relationship skills.
Ability to communicate complex cost information in a clear and actionable manner.
Strong organizational, time management, and prioritization abilities.
Proven ability to work collaboratively across design, preconstruction, and operations teams.
