Bilingual Director of Construction — Local House Flipping Company
Base Salary: $90,000–$120,000, based on experience
Performance Bonus: Up to $1,000 per successfully completed project
Potential Total Compensation: Approximately $130,000–$160,000+ at full production and strong performance
Location: Tennessee-based with frequent travel throughout the Nashville–Knoxville corridor
Schedule: Full-time, primarily Monday–Friday

The Opportunity
We are an established and growing house-flipping company. We acquire, renovate, and resell approximately 40–50 homes per year.
We are looking for an experienced Director of Construction to take ownership of our residential renovation operation.
Our renovations average approximately $50,000 per property, and our projects are scattered-site residential renovations throughout Tennessee rather than subdivision construction. Multiple projects will be under construction simultaneously across the Nashville–Knoxville corridor and surrounding markets. Speed, budget discipline, and resale value drive every decision.
This is not a superintendent position, a hands-on carpenter position, or a role for someone who needs to learn how to manage residential renovations.
We are looking for someone who has already managed residential renovation volume comparable to ours and can take responsibility for the entire construction operation—from evaluating properties before acquisition through delivering completely finished houses.
You Are Not Starting From Zero
You will inherit an existing construction infrastructure that includes:
- An established network of subcontractors and trades that can be expanded and improved
- Regular handymen already working with the company
- Two remote construction assistants
- Existing construction systems and SOPs
- Existing project-management and budgeting systems
- Established supplier/vendor relationships and contractor pricing
- A dedicated underwriting/investment function
- Company operations and administrative support
Your job is not to create an entire construction operation from nothing.
Your job is to take ownership of what exists, improve it, build additional subcontractor depth, and turn it into a construction machine capable of reliably supporting 40–50 renovations per year.
Your Mission
Your primary responsibility is straightforward:
Deliver finished houses on the agreed-upon schedule, within the approved budget, and at the company's required quality standard.
You will have significant authority over construction execution and will be expected to solve problems without requiring ownership involvement in routine construction decisions.
What You Will Own
Pre-Acquisition Construction Analysis
You will work with our underwriting/investment team before properties are purchased to:
- Inspect prospective acquisitions when appropriate
- Create and/or validate scopes of work
- Estimate labor and materials
- Validate construction budgets and subcontractor pricing
- Identify hidden construction risks
- Establish realistic project-specific construction timelines
- Recommend scope or budget changes when necessary
- Recommend against an acquisition when construction risk is unacceptable
You will participate in establishing the budget and timeline before the project begins so that you are accountable to numbers you have had an opportunity to validate.
Construction Execution
After acquisition, you own construction execution through completion.
You will:
- Turn approved scopes into executable construction plans
- Manage multiple simultaneous renovations
- Assign and schedule subcontractors
- Conduct regular field inspections
- Keep projects on their approved timelines
- Identify delays early and correct them
- Manage change orders
- Monitor project budgets
- Solve construction problems
- Drive projects through punch list
- Deliver fully finished houses
- Handle construction-related warranty and callback issues
This is an outcomes-based position. We care about finished houses—not simply whether construction activity occurred.
Subcontractor Recruiting & Management
You will inherit an existing subcontractor base, but continually improving that network is a major part of this role.
You will:
- Recruit additional subcontractors and crews
- Vet new crews
- Negotiate labor pricing
- Maintain backup crews and trade redundancy
- Evaluate subcontractor performance
- Replace underperforming subcontractors
- Maintain competitive pricing
- Obtain competing bids when appropriate
- Develop stronger regional subcontractor coverage
- Build long-term relationships with reliable, cost-effective crews
We are specifically looking for someone who understands how to build a cost-effective renovation labor force, rather than relying exclusively on retail-priced contractors for every trade.
Many of our subcontractors are Hispanic. Professional fluency in English and Spanish is required.
An existing Tennessee subcontractor network is a significant advantage, but demonstrated ability to build and maintain one is more important.
Estimating & Budget Control
You must know residential construction well enough to independently determine what work should cost.
Responsibilities include:
- Creating and validating renovation estimates
- Reviewing scopes and subcontractor bids
- Negotiating labor pricing
- Monitoring labor and material costs
- Tracking budget versus actual performance
- Preventing unnecessary scope creep
- Controlling change orders
- Identifying overruns early
- Explaining meaningful budget variances
- Reviewing completed-project performance with management
- Correcting recurring causes of overruns
Procurement
At our volume, purchasing efficiency matters.
You will be responsible for improving:
- Supplier pricing
- Volume discounts
- Preferred vendor relationships
- Material standardization
- Material availability
- Purchasing efficiency
- Construction cost controls
Administrative staff will assist with routine ordering and coordination so that your time can remain focused on construction leadership and execution.
Quality Control
You own construction quality through final completion.
This includes:
- Regular project inspections
- Milestone quality checks
- Identifying deficient workmanship
- Requiring subcontractors to make corrections
- Managing punch lists
- Approving final construction completion
- Ensuring appropriate work is completed before final subcontractor payment
- Managing construction-related callbacks and warranty issues
A project is finished when the house meets company standards and is sold and funded. This includes completing inspection repairs, addressing last-minute issues, and resolving other final hiccups required to bring the project through closing and funding.
Construction Draws & Reporting
You will be responsible for the field-side accuracy of construction draws and project reporting, including:
- Confirming completed work
- Confirming percentage of completion
- Providing photographs/documentation
- Confirming construction budget status
- Providing accurate information to the administrative team handling lender submissions
You will also review each project's construction budget versus actual results with management and explain meaningful variances.
Your Team
You will lead the construction operation and have existing support around you.
This currently includes:
- Two remote construction assistants
- Regular company handymen
- Existing subcontractors and trade relationships
- Administrative support
- An underwriting/investment lead who works with you on pre-acquisition scope, budget, timeline and renovation strategy
- An Operations Manager who monitors company-wide KPIs, reporting and accountability
As volume requires, you may also be responsible for recruiting, training and managing additional field construction personnel.
The objective is not for the Director of Construction to personally do everything.
The objective is for you to build and lead a construction operation that gets everything done.
Performance Compensation
In addition to base salary, you can earn:
Up to $1,000 per successfully completed project
Before construction begins, management and construction will establish an approved:
- Scope of work
- Construction budget
- Completion deadline
Deadlines are determined project by project based on the actual renovation scope, rather than using an arbitrary company-wide number of days.
The project bonus is earned when the house is:
- Fully completed by the approved deadline
- Completed within the approved budget, including properly authorized change orders
- Completed to the company's required quality standard
- Sold and funded (final $200 portion — see below)
$800 of each project bonus is earned and payable at construction completion — deadline, budget, and quality verified against the written scope, budget, and deadline agreed before construction begins. The remaining $200 is paid when the house is sold and funded, including completion of inspection repairs and closing punch items.
Material construction defects that reasonably should have been identified during normal quality control may affect bonus eligibility.
At approximately 4–5 completed renovations per month, exceptional execution can result in $40,000–$55,000+ of annual performance compensation.
What Success Looks Like in Your First 90 Days
Within your first 90 days, we expect you to:
- Take operational control of all active construction projects
- Understand and effectively use the company's existing construction systems and SOPs
- Establish reliable visibility into the schedule, budget and next actions for every active renovation
- Evaluate the existing subcontractor network and identify coverage gaps
- Begin expanding subcontractor depth where needed
- Establish dependable field inspection and quality-control routines
- Produce reliable budget-versus-actual construction reporting
- Improve accountability around construction schedules and subcontractor commitments
- Establish a clear plan for consistently supporting approximately 5 completed renovations per month
- Reduce the need for ownership and other departments to intervene in routine construction problems
We do not expect you to rebuild the company in 90 days.
We do expect it to be clear within 90 days that you have control of the construction operation.

Tennessee Contractor License
An active Tennessee contractor license is strongly preferred and will be considered a significant advantage, particularly for candidates capable of assisting with or qualifying the company's construction licensing requirements.
However, we will consider an exceptional construction operator without a current Tennessee contractor license if their experience, construction knowledge, renovation volume, and track record clearly demonstrate their ability to perform the role.
We care more about finding the person who can actually get the job done than checking an arbitrary box.

You must be comfortable using technology such as:

You do not need prior experience with every exact program.
You must be technologically competent and able to learn new systems quickly.
Location & Schedule
You must be based in Tennessee.
Projects are scattered throughout Tennessee, with significant activity along the Nashville–Knoxville corridor and surrounding markets.
This is a scattered-site renovation operation. Driving between projects is a meaningful part of the position.
Approved business mileage is reimbursed.
The normal schedule is primarily Monday–Friday, with reasonable evening and weekend availability for genuine construction emergencies or time-sensitive issues.
This is a full-time, exclusive position. The successful candidate may not simultaneously operate another contracting business, maintain outside construction clients, or hold another full-time position.
Compensation & Benefits
Base Salary: $90,000–$120,000
Exact compensation depends on demonstrated experience, construction knowledge, leadership ability, licensing, and previous renovation volume.
Performance Bonus: Up to $1,000 per successfully completed project
At approximately five completed renovations per month and strong performance, total annual compensation can reach approximately $130,000–$160,000+, depending on actual project volume and bonus eligibility.

Who We Are Looking For
The right candidate can walk into a distressed residential property and quickly determine:
What needs to be done? What should it cost? How long should it take? Who should do it? What could go wrong?
Then they can actually deliver the finished house through sale and funding.
You should be comfortable walking job sites, negotiating with subcontractors in Spanish, reviewing budgets, challenging estimates, inspecting workmanship, managing schedules, solving problems and leading people.
Your job is not to manage construction activity.
Your job is to produce houses that meet company standards, sell, and fund. If you have run renovations for a flipper, wholesaler, turnkey operator, or institutional buyer, you will recognize this job immediately.
