Full Job Description

Position: General Construction Project Manager

Location: Prescott AZ

Employment Type: Full-Time

About Us:

We are a fast‑growing construction firm committed to delivering high‑quality projects with transparency, reliability, and exceptional client service. We are seeking a seasoned Construction Project Manager with strong contract expertise, including GMP (Guaranteed Maximum Price), Lump Sum, Cost‑Plus, and Owner/Contractor agreement structures. The ideal candidate is as comfortable in a client meeting as they are managing boots‑on‑the‑ground construction operations.

Key Responsibilities:

- Lead and oversee construction projects from pre‑construction through closeout.

- Manage and develop GMP budgets, contract exhibits, schedules of values, and cost‑tracking documentation.

- Review, negotiate, and administer prime contracts, subcontracts, purchase orders, bid packages, and change orders.

- Work closely with owners, architects, and engineers to ensure alignment on scope, pricing, and contractual obligations.

- Maintain strong client relationships through clear communication and a solutions‑focused approach.

- Forecast cost‑to‑complete, monitor contingency usage, and ensure GMP compliance.

- Coordinate subcontractors, schedules, inspections, QA/QC, safety, and reporting.

- Identify financial, contractual, and logistical risks and implement mitigation strategies.

Qualifications:

- 5+ years of experience as a Construction Project Manager or similar role.

- Extensive experience with contract development, GMP/GMAX project delivery, and formal change‑management procedures.

- Strong understanding of construction law basics, subcontract language, and owner–contractor negotiation dynamics.

- Proven ability to present budgets, schedules, and cost updates to clients.

- Excellent communication skills with the ability to build trust and rapport.

- Proficient with PM software (Procore, Buildertrend, MS Project, etc.).

- Strong organizational skills, financial acumen, and a proactive mindset.
