Full Job Description

Title: Leasing Specialist

Salary Range: $65K-$70K

Dolphin Property Services (Dolphin) is a rapidly expanding and dynamic property management firm focused on multifamily residential properties, dedicated to providing exceptional customer service and building communities. With our recent growth, and ongoing expansion plans, we are seeking a Leasing Specialist for an affordable housing property in Brooklyn.

The Leasing Specialist plays a key role in supporting the property's occupancy and compliance goals by managing leasing activities in accordance with affordable housing regulations. This position is responsible for guiding prospective residents through the application process, conducting eligibility screenings, and ensuring all leasing documentation meets program compliance requirements such as Project Based Section 8, 236, Low Income Housing Tax Credits, and/or Mitchell-Lama. The Leasing Specialist will work from the on-site management office inBrooklyn and will report to the Compliance Manager.

Dependent on starting salary

Essential function/Responsibilities: duties include but are not limited to the following:

Respond to general inquiries via phone and email from prospective tenants as well as brokers/agents
Set up and conduct interviews with prospective tenants
Show apartments/tour buildings with prospective tenants
Interface with property management/maintenance departments to ensure all units available and being shown are up to company standards
Coordinate with webmaster/listings manager to ensure all units are being marketed correctly/clearly and to the best of our ability
Work with applicants and waitlist to qualify them for the correct apartment
Prepare file by sending all 3rd party verifications, doing income calculations and submitting file to Compliance Department for review and approval
Ensure all lease agreements/Tenancy Addendums are correct and clear
Maintain and update Mitchell Lama waitlist
Research and incorporate new marketing ideas/concepts such as new or different websites/MLS databases or new technologies that can be used to increase size of waitlist
Track leasing activity such as active referrals/vacancies/rejections/unit readiness/ etc. using Yardi
Work with multiple departments to ensure move in experience is positive
Coordinate Move in meetings with applicant and tenant association
Creating new tenant file
Assist with other duties as assigned by your supervisor

Requirements:

Minimum 2-3 years affordable housing related experience, preferred
Experience in managing multiple tasks efficiently
Possess excellent verbal and writing skills
Ability to maintain a courteous and professional demeanor at all times
Ability to interact effectively with applicants, tenants and with all levels of staff and management
Proficiency with Microsoft Office Suite, particularly Word, Excel and Outlook
Yardi Voyager software experience preferred.
High School diploma OR GED; Some college, preferred
Bilingual skills (i.e.: Spanish or ability to use translation device) is a plus
